Job Title: Senior Lettings Negotiator

Operating across both sales and lettings, our client has built an excellent reputation for their professional, values-led approach. This opportunity is based in their BA3 office, where there is exciting scope for continued growth within the lettings portfolio.

Role Overview:
This is a fantastic opportunity for an experienced lettings professional to take ownership of a key office location, acting as the sole lettings representative on-site while being supported by a wider team of around 20. This is a new role, and it offers real autonomy and the chance to make a tangible impact on growing the local portfolio. You’ll be responsible for generating new business, conducting valuations, and managing the full lettings process in a fast-paced, client-focused environment.

Key Responsibilities:

• Register and qualify new applicants


• Market new properties, including writing adverts and taking photographs


• Generate and carry out property valuations


• Win new instructions and grow the lettings portfolio


• Conduct property viewings


• Support tenant referencing processes


• Liaise with landlords, tenants, and contractors


• Maintain accurate records on the CRM system


• Handle daily office duties including calls, emails, and problem-solving


• Stay up to date with current lettings legislation and industry changes

Skills and Qualifications:

• Previous experience in a lettings role (Senior Negotiator or similar)


• Strong communication and relationship-building skills


• Confident IT user (Microsoft Office and property software)


• Excellent organisation and attention to detail


• Ability to work under pressure in a fast-paced environment


• Proactive, resilient, and self-motivated


• Strong understanding of current lettings legislation (including upcoming regulatory changes)


• Full UK driving licence and access to a vehicle


• ARLA Level 3 qualified or currently working towards (preferred but not essential)

Package and Benefits:

• Salary up to £34,000 per annum


• Monday to Friday, 9:00am - 5:30pm


• Alternate Saturday mornings (9:00am – 1:00pm) with time back in lieu


• 32 days annual leave, including bank holidays
