The Role

Reporting to the Property Director, this role is critical to shaping Techspace’s workspace offering across our London and Berlin portfolios. You will be responsible for the strategy, development, and execution of multiple office fit-out and refurbishment projects, ensuring our spaces meet the highest standards of design, functionality, and efficiency.

With capital project values averaging £2m-£5m, you will oversee 3+ projects at a time while also leading smaller refurbishment projects (~£50k+). This role requires a strategic thinker and a hands-on project leader who can balance technical expertise with stakeholder management.

Key Responsibilities

End-to-end project management of fit-out and refurbishment projects, from feasibility to handover.

• Develop and execute project strategies, budgets, and timelines in collaboration with leadership.

• Conduct feasibility assessments of potential acquisitions, including building fabric and M&E systems.

• Lead the procurement strategy for projects, including contractor selection and contract negotiation.

• Manage external consultants (PM, EA, QS, M&E), ensuring seamless project delivery.

• Oversee contractor and supplier performance, ensuring efficiency, quality, and cost control.

• Ensure all projects adhere to CDM, EHS, and building safety regulations.

• Provide regular progress reports and maintain transparency over project milestones.

• Work closely with internal teams (Design, Community, Finance) to align project outcomes with business goals.

• Ensure all fit-outs reflect Techspace’s design ethos and deliver a best-in-class experience for our members.

Success Metrics (How You’ll Be Measured)

• On-time, on-budget project delivery (meeting programme and financial targets).

• Quality of fit-out (defect-free handovers, member satisfaction).

• Effective stakeholder management, both internally and externally.

What You’ll Bring

Essential Experience & Skills:

• Proven track record in project/programme management for office fit-out or refurbishment.

• Strong knowledge of Cat A & B fit-outs, including furniture, AV, security, and IT infrastructure.

• Ability to read and interpret technical documents, drawings, and M&E reports.

• Strong budgeting skills, including early-stage CapEx cost planning.

• Working knowledge of D&B construction contracts, supplier agreements, and procurement strategies.

• Understanding of CDM, EHS, and building regulations.

• Ability to juggle multiple projects simultaneously, working to tight deadlines.

• Exceptional communication skills, able to build strong relationships across teams and stakeholders.

Desired Experience:

• 7+ years experience as a Project Manager (Construction/office Fit-Out).

• Qualification in Construction Project Management, Surveying, or a relevant field.

• Knowledge of fire safety regulations and compliance standards.

• Experience managing cross-border projects (UK & EU).
