An exciting opportunity to lead and build a brand-new student lettings division within a top-performing independent agency in Guildford.
We are looking for an experienced and driven Student Lettings Manager to take ownership of this new venture, backed by a well-established and successful lettings brand.
What’s in it for you:

£35,000 basic salary
£65,000 OTE

Key responsibilities:

Drive growth of the student lettings portfolio
Build relationships with HMO landlords, PBSA providers, developers, and university contacts
Conduct viewings, register applicants, negotiate tenancies
Advise landlords on compliance, licensing, and rental valuations
Attend student fairs and community events
Collaborate on digital marketing and student campaigns
Monitor lettings KPIs (voids, renewals, occupancy)

About you:

Minimum 2 years’ experience in residential lettings (student/HMO preferred)
Strong understanding of lettings legislation and compliance
Confident, proactive, and target-driven
Excellent communication and relationship-building skills
Full UK driving licence essential
Knowledge of the Guildford student and rental market highly desirable
