Trainee Lettings Negotiator

Kenny Recruit are working with a fast-growing student property business with an expanding portfolio and a passion for providing top-tier service to students. As our client grow, we are looking for ambitious individuals to join the dynamic lettings team and develop their careers in property.

This is a fantastic opportunity for someone looking to break into the property sector — no direct lettings experience is necessary, but you must come with the right attitude, transferable skills, and a hunger to learn and grow.

As a Trainee Lettings Negotiator, you will be at the heart of the lettings process — working with students to help them find their ideal home, conducting viewings, and ensuring smooth lettings from enquiry to move-in.

Pay: £23,000.00 - £28,000.00 per annum (dependant on experience) plus performance bonus

Location: Lincoln (5 days in the office)

Working hours: 9:00am - 6.00pm

Key Responsibilities:

• Handling online and telephone enquiries
• Conducting property viewings
• Managing the applicant journey from initial enquiry through to move-in
• Sending out and processing application forms
• Collecting and verifying tenant documentation
• Conducting property inspections
• Liaising with the property management team to resolve issues
• Preparing and sending out tenancy contracts
• Managing tenancy administration and sign-ups
• Meeting and exceeding lettings targets
• Representing and promoting the brand
• Assisting at student events such as Freshers’ Fairs
• Managing listings via online property platforms
• Responding to customer complaints professionally and promptly
• Organising and supervising events and promotional activities
• Collaborating with the marketing and social media teams on brand strategy
• Negotiating rental terms with tenants and landlords
• Coordinating with the construction team for new property handovers
• Supporting and supervising summer changeover periods
• Contributing ideas to improve internal systems and processes
• Assisting in lettings strategy planning for upcoming academic years
• Liaising with investors and landlords to maintain strong relationships

Who We’re Looking For:

We’re looking for someone with transferable skills, not necessarily experience in lettings. You’ll need to demonstrate the following skills with real-life examples:

Excellent Communication Skills - You’ll be the main point of contact for students and landlords, so clear, confident communication is essential.

Organisation & Time Management - Viewings, paperwork, follow-ups — your day will be busy and varied. You’ll need to stay on top of it all.

Ability to Prioritise & Spin Lots of Plates - This is a fast-paced role. You’ll often be managing several applicants and properties at once.

Work Under Pressure - Lettings can be intense, especially during peak student periods. Staying calm and focused is key.

Target-Driven & Motivated - There are clear lettings targets to hit — we want someone who is goal-oriented and motivated by success.

Relationship Builder - We rely on repeat business and referrals — your ability to build trust with clients is crucial.
