What You’ll Do:  

  • Maintain a safe and secure environment on properties where maintenance work is occurring.
  • Supervise, train, and direct maintenance staff through work orders and projects.
  • Assess repair needs and estimated time needed for repair (including evaluating problems to determine whether professional assistance or further instruction is needed to complete the task/repair).
  • Monitor the functions and quality of service from contractors and other repair and maintenance vendors.
  • Inventory and acquire needed maintenance supplies.
  • Work with Property Managers to maintain disaster preparedness by identifying potential problems, developing response plans, and managing crises.
  • Complete reports/work orders of repairs (work needed).
  • On-call availability for emergencies and projects as requested by the Property Managers.
  • Schedule and assign work responsibilities to employees to meet contractual obligations.
  • Request materials, tools, and supplies needed for a job.
  • Administrate preventive/reactive maintenance schedule.
  • Record and evaluate preventive maintenance activities and programs.
  • Oversees or participates in small-to-middle capital expenditure projects, installation, and preventative maintenance.
  • Perform maintenance replacement and repair in areas of carpentry, electrical work, plumbing, mechanical, painting, swimming pool maintenance, elevators, flooring, and other minor building repairs if a permit or other licensing is not required to conduct the job.
  • Must possess maintenance and repair skills and knowledge in a variety of different maintenance areas.

 

 

What You’ll Need:  

  • Effective written and verbal communication skills.
  • Must be computer literate with working knowledge of Microsoft Office Applications.
  • Strong customer service and interpersonal skills required.
  • Vast knowledge and experience in pertinent service and maintenance areas. This will enable proper project scoping, as well as direction to the Maintenance Team, sub-contractors, and vendors.

Education & Experience:

  • High school diploma or equivalency preferred. Maintains current knowledge in the field of maintenance repairs and replacements through industry-sponsored educational seminars.
  • Requires a minimum of five (5) or more years of general experience in related maintenance fields.
  • Proficiency and working knowledge of Microsoft Office applications: Word, Excel Spreadsheets, and Outlook.
  • No required licenses for this position but please provide any current or previously held pertinent certifications – e.g., CGC, CCM, PMP, CPO, etc.  

 

Other:

  • A valid state of Florida Driver's License is required. Background check and drug test required. No visible tattoos.

 

 

SPECIAL REQUIREMENTS:

  • Physical Demands: Ability to lift 50 -- 100 lbs. following appropriate safety procedures; Work in an upright standing position for long periods; Crawl in small and tight spaces; Ability to work in different environmental working conditions (e.g. heat, cold, wind, rain); Walk and climb stairs; Handle, finger, grasp and feel objects and equipment; Reach with hands and arms; Communicate, receive and exchange ideas and information using the spoken and written word; Ability to quickly and easily navigate the property/building as required to meet the job functions; Repeat various motions with the wrists, hands and fingers; Complete all required forms and work orders. Ability to work extended/flexible hours and weekends based on project requirements. Driving when necessary. Ability to respond to emergencies promptly. The use of mechanical equipment is not permitted, only hand tools with previous training. Climb ladders and work at heights above ground level.
