Job Description - Project Manager - MEP & Utilities

About the role

The purpose of this position is to plan, direct, and coordinate all aspects of the project lifecycle from planning stage through transition to post project support with focus on working within predetermined estimates and timelines. To control the flow of information on each project to ensure the owner, construction manager, architect, subcontractors and CBRE company personnel understand the quality and schedule requirements of the project.

What you’ll do

Manage the coordination and overall integration of technical activities in the implementation of Building Systems and Technology upgrades, retrofits and new installation projects. Direct internal and external team members, subcontractors, and vendors to ensure clear understanding of scope, timelines, and budget requirements.

Interact directly with clients to define project requirements. Prepares project plans, project delivery resource requirements, work plan schedule and achievements, ensures quality control, risk identification and mitigation planning.

Demonstrate capability to read, understand and apply standard to moderately sophisticated construction documents, including but not limited to: agreements/contracts, project charters, bid specifications and construction drawings

Direct, reviews or approves project design drawings/changes and review with team members and subcontractors to ensure all responsible parties have an understanding of accurate mechanical and electrical installation requirements.

Maintain project budget and prepare change orders throughout project when vital for any additional work.

Build and maintains project schedule utilizing MS Project, Excel, or other cloud based scheduling tools.

Work in conjunction with various internal Team Lead/Supervisors, while applying scheduling tools in scheduling internal resources and external subcontractors.

Monitor and assists various project team members with material procurement, drawing preparation, shipping and overall implementation strategy.

Works in conjunction with Project Administrator to coordinate all paperwork and documentation required for each project including Billing, Schedules of Values, AIA documents, pay applications, change orders and subcontractor contracts.

Attend job progress meetings virtually or in-person as the need arises by the project(s) and compile meeting notes for distribution to team members as needed.

Communicates frequently and optimally with owners, construction managers, architects and other team members.

Continuously identifies areas needing improvement and implement changes to increase efficiency and efficiency.

Assists in developing and detailing Project Management Office (PMO) standards of operation and documentation.

Facilitates client training classes as requested.

Submits project status reports to Vice President of Operations and/or Executive Vice President as requested.

No formal supervisory responsibilities in this position. Provides informal assistance such as technical mentorship, and/or training to coworkers. May lead project teams and/or plan and supervise assignments of lower level employees.

  • Bachelor's degree in Project Management, Construction Management or any similar type of Bachelor's degree program and minimum 10 years proven experience preferred.
  • A valid driver's license with a good driving record for applicable vehicles, without restrictions, or limiting conditions. (Corrective lenses permitted)
  • Excellent written and verbal presentation skills. Strong interpersonal and problem-solving skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information.
  • Must possess strong verbal and written communication skills, exhibit a professional demeanor, and possess time management skills.
  • Must be an active listener, giving full attention to what others people are saying, taking time to understand the points being made, asking questions as appropriate, and not interrupting at inappropriate times.
  • Requires sophisticated knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and commissions. Conducts advanced financial analysis.
  • Possess a working understanding of arithmetic.
  • Ability to comprehend, analyze, and interpret complex documents. Ability to troubleshoot problems involving several options in situations. Requires advanced analytical and quantitative skills.
  • Must possess problem solving skills and be able to identify problems and review related information to develop and evaluate options and offer/implement solutions.
  • Knowledge of design techniques, tools and principals involved in production of precision technical plans, blueprints, drawings, and models.
  • Knowledge of computer hardware and software including applications and programming.
  • Must possess knowledge of MS Office suite and MS Project.
