Job Description - Residential Operations Manager

Within Buckingham’s Centralized Portfolio, the Residential Operations Manager is responsible for assisting the Property Manager with the overall management of the property. The Residential Operations Manager will primarily be responsible for the property’s account receivables, evictions, and assisting in creating a positing residential experience. Along with the Property Manager, the Residential Operations Manager is responsible for the curb appeal and presentation of assigned assets.

Training/Education

  • High School Diploma or equivalent
  • Valid Driver’s License
  • Associate or bachelor’s degree a plus.

 

Experience/Skills

  • Minimum three years of progressively responsible sales, account receivables, collections, and/or customer service experience or management experience.
  • Experience in budget planning and expenses monitoring.
  • Knowledge of Equal Housing Opportunity (EHO) requirements and applicable program regulations
  • Proficiency in Microsoft Office including Outlook, Word, Excel, Power Point , and Teams or virtual meeting software .
  • Proficiency in Yardi Software, Adobe Acrobat, and LRO Revenue Management Software is preferred.
  • Experience in property management a plus.

Essential Functions

  • Monitors any delinquency software or artificial intelligence (AI) to make sure it is properly functioning.
  • Follow-up with current residents on delinquency issues when recommended by delinquency software or AI.
  • Completes deposit accounting as residents vacate the property.
  • Completes or assists with month end as a substitute for the property manager if out.
  • Aides in posting physical delinquency letters for past due residents.
  • Ensures all financial reporting, records, and paperwork is performed correctly and in a timely manner.
  • File evictions as needed and appear in court as directed by supervisor.
  • Write-off balances as needed and submit past residents to collections as needed.
  • Reports any property loss or liability related incidents in a timely manner.
  • Aides in preparation and administration of the community operating budget, including control of monthly expenses.
  • Performs all functions related to resident inquiries as needed, including telephone and in-person inquiries, and maintaining records of the inquiries in CRM software.
  • Processes confidential or other paperwork in a timely manner.
  • Reports any work-related injuries to risk management department following company policy and procedures.
  • Assist in completing move-in, move-out inspections, and make ready process as directed by supervisor.
  • Manages entire property and all team in the temporary absence of the Property Manager.
  • Walks property as required to ensure curb appeal, models, vacant units, building standards are met.
  • Assists with executing resident experience plan including reviewing online reviews and participating in resident events.
  • Communicate maintenance issues to on-site maintenance team or centralized maintenance office.
  • Complies with all local, state, and federal regulations as well as all company policies and procedures.
  • Responsible for all other duties as assigned by supervisor.
