Munich Airport NJ LLC is an US-based subsidiary of the German Airport Operator Munich Airport. Munich Airport NJ LLC is responsible for the maintenance and concession management at the existing Terminal A at Newark Liberty International Airport (EWR), and will be responsible for the operations, maintenance and concession management of the recently opened New Terminal A at EWR!  We are looking for a

Facilities Contract Manager

to join our team as soon as possible. You will be part of a quickly growing team, helping not only to create a secure passenger terminal, but also to develop the Terminal Operator company with your expertise and personality.  You will report to the Vice President, Facilities and Maintenance and play a vital role in the terminal by assuring the facility is maintained at a five star level!  

Your Future Responsibilities

  • Develop and prepare a world-class scope of service/work for maintenance contracts such as  custodial services, signage service, snow removal, pest control, grease collection, and waste management.
  • Evaluate, select, and manage the assigned facility, maintenance, and building contractors.
  • Implement Service Level Agreements and measure contractor performance using Key Performance Indicators (KPIs).
  • Coordinate with contractors, oversee daily operation and maintenance activities, inspect and evaluate  work performed against performance standards to ensure that all services are effectively delivered and the facility needs are met.
  • Identify building maintenance issues and propose solutions and improvements.
  • Maintain frequent and open lines of communication with key stakeholders, including airlines, tenants, the Transportation Security Administration (TSA), and the Port Authority of NYNJ.
  • Maintains an ongoing cooperative partnership with tenants, including airline station managers, to provide customers with a customer-friendly physical environment inside and outside the terminal areas.
  • Maintain monthly reports and other documents, such as budgets, maintenance statistics, quality control, and customer experience.
  • Create documentation for finance to set up billable work orders and documentation for invoice processing.
  • Attend meetings to maintain airport operation awareness and represents Maintenance Management, as required.
  • Create and implement best practice maintenance vision, strategy, policies, processes, and procedures to aid and improve the operational performance of the Terminal A Airport Facility.
  • Develop and implement innovative programs, processes, and procedures that reduce short and long-term operating costs
  • Ensures sub-contractor compliance with all SOP’s in all validated work environments.
  • Develops annual maintenance work plan, preventative maintenance plan, and schedules.
  • Must be available to respond to emergencies and determine on-call coverage between the other contract managers.

Your Education &

  • Bachelor's degree in Administration, Operation Management, or Engineering is preferred; a combination of other diplomas with comparable working experience will be considered.
  • Other Engineering, Business, or Technical training or certification preferred
  • LEED certification is highly desirable.
  • Certified Facility Manager (CFM), International Facilities Management Association (IFMA), Building Owners and Managers Association (BOMA) industry certifications recommended.
  • Minimum of 5-7 years working experience in a similar position preferred

Your Skills & Training

  • Effective communication, negotiation, and interpersonal skills.
  • Exceptional attention to detail and talent for accuracy and precision.
  • Deep understanding of contracts, contract governance, contractual language, and the contract life cycle.
  • Knowledge of various Federal, State, County, and Local codes and regulations involving construction, environment, fire, safety, sanitation, and recycling.
  • Excellent understanding of the policies, procedures, materials, tools, and methods for facility maintenance.
  • Experience with vendor and performance-based management focused on achieving high levels of customer satisfaction.
  • Experience in a large, complex airport environment is an asset.
  • Ability to establish and maintain effective and professional working relationships at multiple project levels ranging from tradespeople to an executive.
  • Has a positive attitude and a hands-on mentality.
  • Possess a strong sense of integrity, openness, fairness, and transparency.
  • Ability to work without direct supervision, taking responsibility and ownership of assigned tasks.
  • Ability to communicate effectively in written, formal and oral presentations from hourly staff to CEO level.
  • Ability to multi-task and establish priorities.
  • Ability to maintain organization and control in an ever-changing environment.
  • An initiative-taker who possesses high levels of accountability, good leadership skill and is politically savvy.
