We are looking to hire a motivated Project Superintendent to join our productive team at Edgewood Properties in South Plainfield, NJ.

Since its founding in 1992, Edgewood Properties has established itself as a leading real estate development and property management company. Given ongoing construction and development plans, our current apartment portfolio of 5,000 plus units is expected to double in the next couple of years and rise to over 10,000 units in the next five years.

Given our rapid portfolio growth, coupled with ownership's desire to develop and hold rather than sell, the timing is ideal for qualified candidates to come on-board.

We're currently seeking a Project Superintendent

For our multi-family portfolio of properties, with at least 10 years of industry experience.

Candidate will work full-time throughout Central and South Jersey. Corporate Headquarters is located in Piscataway, NJ.

Edgewood Properties Project Superintendent will exhibit leadership qualities with the ability to direct, motivate and supervise personnel to achieve maximum productivity.

Self-starter with attention to detail and strong follow through; able to establish priorities and manage multiple tasks simultaneously with innovative problem-solving and decision-making abilities with emphasis on quality control and material management.

  • Interpret all construction and site blueprints, construction documentation and plans.

  • Coordinate RFI’s and changes to drawings, clarifications & bulletins.

  • Adherence to architectural and engineering specifications.

  • Prepare permit packages with Admin.

  • Review/verify job starts.

  • Working knowledge of sub-contract agreements and scopes of work for all trades.

  • Arrange inspections and approvals.

  • Oversee, review and sign-off on all sub-contractor work acknowledgements.

  • Track/implement schedule and coordinate all trades and subcontractors including deliveries, Ensure adherance to the construction Notify Project

  • Manager of any potential delays with the schedule.

  • Issue field work orders.

  • Quality control of subcontractor to include creating punch lists of deficient work and following up on punch list completion; verify it is being corrected in a timely manner.

  • Fill out and track Job Ready/Job Complete Forms.

  • Manage other superintendents and onsite staff.

  • Site management including storage and security of construction materials/ Enforce site cleanliness for the overall appearance and marketability.

  • Conduct OSHA safety meetings/ Enforce OSHA Standards/document infractions.

  • Run Job Meetings.

  • Set up/maintain trailer.

  • Complete daily manpower reports and maintain reports on Subcontractors work.

  • Prepare job status reports.

  • Check Subcontractors work daily.

  • Lock down Job site per day.
