Duties

The Facilities Property Trainee position is an entry-level position that is designed to provide on the job training. The incumbent is expected to perform the applicable job duties below for a period of two years before an opportunity for advancement to the position of Facilities Property Worker.

  • Performs a wide variety of work in the operation, maintenance, and improvement of: recreation areas, dam reservations, transmission and generation properties and facilities, and other facilities/infrastructure including roads, grounds, buildings, public and day use areas, campgrounds, wildlife habitat, agricultural, and forested lands.

  • Performs general work required in the repair and maintenance of: paved and unpaved roads and surfaces, trails and drives, parking areas, banks/shorelines, slopes/dikes/ditches.

  • Excavates underground pipes and cables for repair.

  • Constructs check dams and installs water control measures to repair and prevent erosion.

  • Spreads and levels sand, gravel, mulch, and other materials with equipment or by hand.

  • Constructs and repairs campground impact sites.

  • Sets up, operates, and takes down farm type irrigation systems and pressure pumps, portable pumps and hoses, and irrigation systems for turf areas.

  • Cleans, maintains, and repairs potable and non potable water and sewer systems (including checking and refilling chlorination equipment), removes trash and debris; sweeps, mops, cleans and maintains visitor buildings, toilet and shower buildings, restroom facilities, educational centers, and maintenance shops, replaces filters and lamps as necessary.

  • Mows lawns, grass areas, slopes, and rights of way with commercial mowing equipment or farm type tractors. Cultivates and maintains landscape planting areas, prepares and plants new areas, assists in the production of wildlife habitat and food crops, applies fertilizers, herbicides, fungicides, and pesticides, installs wildlife nesting boxes and protective devices, plants trees, cuts and removes undesirable undergrowth and weed trees or other similar tasks involved in forestry improvement programs, erects posts and signage.

  • Installs or modifies corporate office spaces including but not limited to: systems and freestanding furniture, conference rooms, and audio visual equipment; supports loading dock logistics including the loading or unloading of delivery trucks using fork lifts or pallet jacks.

  • Other duties include, but are not limited to:

  • Operation of light, medium, and heavy duty trucks providing crew transportation, hauling of equipment, materials, supplies and trash.

  • Towing a variety of light, medium, and heavy duty trailers (loaded and unloaded) with one or more axles and various types of braking systems not to exceed the rated capacity of the trailers or the capacities of the truck and trailer combined.

  • Operation of commercial grounds equipment: zero turn mowers, slope mowers, front mount mowers and walk behind mowers.

  • Operation of farm type tractors and the associated implements/attachments such as: pull behind mowers, bush hogs, box and grader blades, aerators, tillers, spreaders, and side arm mowers.

  • Operation of earth moving and construction equipment such as: track loaders, skid steers, excavators, and bull dozers.

  • Operation of various small powered equipment such as: chainsaws, string trimmers, edgers, blowers, extendable trimmers, outboard and inboard motors/boats, and other portable powered tools.

  • Operation of chippers, stump grinders, seeders and hydroseeders, mulch blowers, and other equipment.

  • Participation in safety discussions, team meetings, and on the job training as required.

    Incumbent is obligated to observe safety regulations and to advise supervisor of any unsafe conditions.

    Incumbent must be able to maintain good relationships with fellow workers and use courtesy dealing with visitors and users of corporate and public facilities.

    Qualifications

    Must have two or more years experience in: the cleaning of buildings and upkeep of grounds; operating equipment listed in equipment operation requirements, general construction work or buildings/grounds maintenance, maintenance of commercial grounds equipment; maintenance of landscape plantings and growing plants. Must have the ability to carry out instructions and perform regular assignments without continuous direct supervision and the ability to maintain records of hours worked and progress made. Must hold a valid license for the operation of vehicles assigned to incumbent’s work location. Must be a safe, careful, courteous, and efficient driver of vehicles and vehicle/trailer combinations. Must be computer competent with electronic mail, online training, and entering data into a timesheet. Must be able to determine work, materials, and tools to be used for the work assigned. Must be able to plan work according to specifications, blueprints, drawings and/or verbal instructions. Must be physically capable of lifting, bending, squatting, stooping, climbing stairs/ladders, walking, standing, and sitting for indefinite periods of time while performing the duties associated with the position. Must pass an employment physical including hearing and vision exam. Must pass an in-person skills validation to verify abilities associated with the position. Must be independent and make decisions within the framework of oral or written instructions.

    Education: Must have a high school diploma or equivalent

    Reading: Must have the skill to read road and equipment warnings, directions, safety manuals, data sheets, and instructions for chemicals, first aid manuals, and maps.

    Math: Must be able to add, subtract, multiply, and divide. Must be able to count, add, subtract, multiply, and divide inches and feet, mix chemicals according to directions (ounces, cups, etc...), and measure dimensions using a ruler or scale.

    Writing: Must be able to write/print in order to fill out logs, accident reports, procurement and receiving documents.

    Cerification Requirements

  • Commercial Driver’s License (A or B Endorsement)

  • Pesticide/Herbicide Application

    Certification Electives

  • Rigging (if required at work location)

  • First Aid and CPR

  • TVA Defensive Driving Requirements

  • Forklift, Aerial Lift, Man Lift (if required at work location)

  • Power Chain Saw

    Equipment Operations and Maintenace Requirements

    Must have 2 years or more experience in all of the following areas:

    Supervision Recieved

    The Facilities Property Worker Foreman or General Maintenance Worker Foreman assigns and schedules work. On occasion, employee’s work may be directed by others as assigned.

    Supervision of Others

    The Facilities Property Worker Trainee may serve in a dual rate capacity when the Facilities Property Worker Foreman or General Maintenance Worker Foreman is unavailable.
