Description

General Description

The Facilities Maintenance Specialist performs a variety of routine and semiskilled tasks involving general maintenance of District facilities, equipment, and grounds. Depending on assignment, duties may include: making routine plumbing repairs (example: repairing leaks, unplugging toilets and drains, etc.); replacing light bulbs and fluorescent lights, and making electrical related repairs (example: replacing electrical receptacles, etc.); performing routine carpentry work (example: minor paint jobs, installing doors, door stops, cabinet doors, tile, adjustable shelving, setting forms for concrete, etc.); performing preventive maintenance on heating, ventilation and air conditioning (HVAC) systems (example: replacing evaporative cooler pads, belts, pumps, air filters, etc.); making roof repairs; installing glass, screens, refrigerators, and ranges; making minor grounds and landscape irrigation repairs; installing forms and header boards. Specific duties performed may vary by assignment. This class performs related work as required.

Supervision Received:

Works under the direct supervision of the Logistics Captain and indirectly of the Fire Chief.

Supervision Exercised:

May exercise supervision over employees temporarily assigned to a project.

Essential Duties and Responsibilities

  1. Becomes familiar with and maintains an understanding of District policies, rules, procedures and standard operating guidelines.
  2. Must be able to work flexible hours including evenings and weekends.
  3. Conduct daily inspections of buildings, grounds, and equipment to identify and address maintenance issues promptly.
  4. Responds to and executes required service for repair work orders.
  5. Reviews and prioritizes maintenance programs, work orders, schedules, and budget; identifies and assigns facility improvements and repairs and monitors ongoing mechanical maintenance.
  6. Builds and develops relationships with key suppliers, maintenance contractors, Station occupants, and employees.
  7. Ensures that facilities meet government regulations and environmental, health and life safety standards.
  8. Maintains the warranty and maintenance records and reports for all District facilities.

  2. Other duties assigned and/or necessary to maintain safe, functional, and well-maintained facilities.

Knowledge, Skills and Abilities

  1. Ability to think logically and quickly.
  2. Familiar with Microsoft Office 365 Suite.
  3. Communicates well with Supervisors, Peers or Subordinates.
  4. Knowledge of the practices, tools, equipment, and materials associated with a variety of crafts involved in renovation/remodeling projects.
  5. Works operational systems, procedures, standards and practices in various building tasks.
  6. Knowledge of building maintenance and repair methods and requirements.
  7. Able to read and interpret building plans and specifications, draw plans, and write specifications and cost estimates for building repair and minor building construction work.
  8. Ability to make estimates of time and materials.

Requirements

Minimum Education, Training and Experience Requirements

  1. High School diploma or GED equivalent
  2. 5-7 years' experience managing multiple sites, buildings, or projects
  3. Any equivalent combination of training, education or experience that meets the minimum qualifications as determined by the Fire Chief
  4. Must possess a valid Arizona Driver's license.
  5. No felony convictions or disqualifying criminal histories within the past ten years.

Preferred Education, Training and Experience

  1. Advanced degree in Construction Management, Public Administration, or a closely related field
  2. Ten (10) years' experience in building maintenance and construction.

Tools, Equipment and Work Aides Used

Tools required include small hand tools and other tools regularly used in the maintenance, repair and renovation of facilities and grounds. Candidate will be expected to supply own basic tools and tool box.

While performing the duties of this job, the employee may require the ability to: lift and carry up to seventy-five pounds; safely operate assigned vehicles and other powered equipment; work in extremes of heat, humidity, dust, cold; safely wear required safety clothing and equipment; work with or in the presence of obnoxious odors; work with noxious or potentially hazardous chemicals, compounds or products; ascend and descend ladders and stairs to reach and work upon elevated or below-grade work platforms and job sites; differentiate between colors.

Specific vision required by this job includes close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

Work Environment

The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.

Work is performed primarily in all District facilities and properties, during the day and could occasionally be required to work an evening. Work is often performed in emergency and stressful situations. Individual is exposed to hearing alarms. There is some office related work conducted by this position.

The noise level in the work environment is usually quiet in office settings and louder when working with tools.
