Responsibilities:
- As our Regional Manager, you will play a crucial role in ensuring the properties within your region achieve all expectations within legal guidelines and LPM practices. The Affordable Regional Manager will be responsible for the following:
- Foster positive and safe working environments for each property within your region that promotes team members to achieve success in their day-to-day duties.
- Oversee and actively participate in achieving property goals including occupancy levels, rental delinquency, and above average scores on MOR, TCAC, and REAC.
- Provide leadership to Property Managers by training, and guiding development of staff. Ensuring performance is properly managed alongside HR to ensure compliance with LPM policies and procedures.
- Lead annual reviews of direct reports and make recommendations as to salary adjustments, corrective actions, etc.
- Generate reports and provide corporate staff with regular updates ensuring weekly and monthly deadlines are met.
- Monitors and ensures program compliance and adherence to LIHTC, HUD, and other heavily regulated affordable housing projects; explains and enforces program policies, procedures, and regulations to staff and participants.
- Maintain good rapport with legal government agencies, such as HUD, TCAC, etc.
- Remain current on status of new and pending regulatory legislation; recommends changes to current policies and procedures in order to comply with changes.
- Utilize project management skills to identify areas of improvement, scope solutions, and create plans alongside corporate staff.
- Attend legal proceedings pertaining to properties as needed.
- Other duties as assigned.
Qualities:
- Experience with demonstrating effective written and verbal communication with diverse population with all levels of organization (vendors, investors, corporate executives, and residents).
- Competence in computer skills, keyboard, internet search, math, Microsoft Office Suite (Word, Excel, Teams, and Outlook).
- Strong analytical and decision-making skills.
- Experience in affordable housing laws and regulations, including Tax Credits, Section 42 (IRS), and Project-Based Section 8.
- Willingness to travel to properties located in Colorado and across California.
Qualifications:
- Regional Manager Experience: 5 Years (Required)
- Affordable Housing, Tax Credits, Section 42, Project-Based Section 8: 4 Years (Required)
- Required experience with NSPIRE and/or certifications in HUD or Tax Credit.
- Experience managing a minimum of 500 units (Required)
- Bilingual fluency in Spanish and English (Strongly Preferred)
- License/Certification:
- Driver’s License, Unrestricted (Required)
