Asset Manager


Location: Yorkville, IL

Reports to: General Manager


Summary:
 The Asset Manager at Kendall Partners is responsible for overseeing the health, risk, and profitability of our entire property portfolio. This person manages the Dispositions and Operations teams and serves as the final authority on how and when each property is sold—whether via retail, investor, or other disposition strategies.


This role requires a high-level analytical thinker who monitors past, current, and future trends—both inside our pipeline and in the broader real estate market. The ideal candidate is a decisive, strategic leader who can manage people, properties, and profit margins, while proactively preventing risk across the business.



Key Responsibilities:



  • Direct portfolio strategy from acquisition to disposition, maximizing value on every deal.

  • Analyze and manage risk, profitability, and holding exposure across the pipeline.

  • Monitor market trends (local and national) and apply data to make forward-looking decisions.

  • Lead Dispositions and Operations teams, aligning property flow with business goals.

  • Serve as the senior decision-maker on all disposition strategies.

  • Oversee property condition, weekly field checks, and final walkthroughs.

  • Approve maintenance and emergency actions to protect asset value.

  • Confirm ownership status prior to closings; mitigate post-purchase complications.



Qualifications:



  • 5+ years in real estate asset or portfolio management, or another risk position within a company. 

  • Deep knowledge of retail and investor sales, wholesaling, and construction.

  • Strong financial and analytical skills; forward-looking and detail-driven.

  • Proven leadership across departments and disciplines.

  • High emotional intelligence and crisis decision-making ability.

  • A learner and strategist who thrives on continuous improvement.
