Position Summary
We are seeking an experienced Asset Manager to oversee fund investments in self-storage and express car wash portfolios. Reporting directly to the Chief Investment Officer (CIO), the Asset Manager will play a pivotal role in monitoring performance, identifying underperformers, analyzing root causes, and coordinating cross-departmental solutions to optimize returns. This position requires a proactive, self-starter mindset, with the ability to wear multiple hats and dive into projects beyond day-to-day responsibilities to support team success. The ideal candidate will transform the role from a primarily reporting-focused function into a centralized driver of performance improvement.
Key Responsibilities
· Conduct daily reviews of operational metrics and asset performance across self-storage and express car wash portfolios to identify underperforming assets.
· Investigate underlying causes of underperformance, including pricing strategies, promotional activities, staffing levels, and facility conditions; collaborate with relevant departments (e.g., operations, marketing, maintenance) to develop and implement remedies for root causes.
· Perform detailed financial statement analysis of monthly Profit & Loss (P&L) statements and balance sheets to evaluate performance and verify the accuracy of underlying financial data.
· Develop asset- and fund-level financial models to project distributions, total returns, Internal Rates of Return (IRRs), and evaluate disposition strategies to maximize investor returns.
· Oversee property tax appeals processes and manage third-party vendors responsible for handling these appeals.
· Track and manage cash flows for the management companies associated with self-storage and express car washes.
· Participate in limited travel for site visits and investor meetings to ensure alignment on asset performance and strategies.
Qualifications and Requirements
· Bachelor's degree in Finance, Real Estate, Business Administration, or a related field is required
· Advanced degrees (e.g., MBA) are preferred
· Minimum of 5 years of asset management experience in commercial real estate, with exposure to operational and financial oversight of properties.
· Advanced proficiency in Microsoft Excel, including expertise in financial modeling, data analysis, and complex formulas.
· Significant expertise using AI, with preference to Gemeni and Claude, to support market research, data analysis, presentation preparation, and overall effectiveness.
· Strong analytical skills with the ability to interpret financial statements, operational metrics, and performance data accurately.
· Proven track record of identifying performance issues, diagnosing root causes, and coordinating cross-functional teams to implement solutions.
· Excellent communication and collaboration skills to work effectively with departments such as operations, finance, and investor relations.
· Ability to handle diverse investor reporting needs, adapting to requirements for high-net-worth individuals and institutional investors like pension funds.
· Entrepreneurial spirit: Must be a self-starter who thrives in a fast-paced environment, willing to jump in headfirst to assist the team, and comfortable taking on ad-hoc projects outside of core responsibilities.
Preferred Skills and Attributes
· Familiarity with real estate software tools (e.g., Radius, Yardi, Argus) is a plus, though not required.
· Experience in self-storage or car wash industries is advantageous but not essential.
· Strong organizational skills with the ability to manage multiple priorities and deliver high-quality work under deadlines.
· Commitment to accuracy and attention to detail in financial analysis and reporting.
Location and Compensation
· Preferred work location: Orlando, Florida (hybrid or on-site arrangements may be considered based on candidate needs).
· Competitive salary range: $70,000 - $90,000 annually, commensurate with experience.
