We are currently looking for an Asset Manager that has a background in affordable housing for well-established development company.
Job Responsibilities: Effectively oversee lease up of new properties and performance of third-party management. Connect with property managers monthly to address necessary maintenance and building budgets to execute any repairs, maintenance, etc. Participate actively in acquiring new assets - ensure due diligence is carried out, including market analysis, financial, environment, and engineering reviews. Forecasting and creating annual budgets for all assets. Reconciliation of monthly financial performance of assets. Monitor asset performance and recommend corrective measures. Develop strategies to increase NOI and minimize risk and loss. Track payables and receivables and review profit center reports for accuracy. Research relevant markets and identify trends and patterns. Responsible for commercial and residential lease compliance (i.e., public funding covenant, service contracts, insurance). Review and evaluate insurance policies. Create financial reports and prepare MTD & YTD variance monthly for corporate clients. Monthly analysis and evaluation of reports on specific projects/properties. Review, evaluate and prepare necessary CAM reconciliation. Work with Controller to prepare YE financial reports for investors. Manage lender, investor and public funder asset management relationships. Responsible for real estate account administration/operation, including the lease administration, working with database management & accounts payable while improving and maintaining value to Corporate Clients. Solve and resolve issues as they develop. Prepare and/or edit lease abstracts for accuracy and edit narrative and computer-generated reports. Manage client physical and database lease files to ensure that the lease files contain accurate, up - to - date reports in a timely, accurate manner. Review policies and make recommendations for potential adjustments. Participate in team meetings and preparation of individual annual goals. May perform related duties consistent with the scope and intent of the position.
Requirements:
Bachelor's degree in business, finance, or related field strongly preferred. 5+ years Proven work experience as an Asset Manager or similar role. Strong financial background with experience in financial modeling Excellent communication and interpersonal skills and a strong attention to detail bility to manage a diversified portfolio of properties. bility to think analytically and strategically, and to execute tasks tactically. Excellent ability to give attention to detail, prioritize and perform multiple tasks together and still achieve accuracy. Understanding of the lease administration process Proven record of excellent internal and external customer services Proficient in Microsoft Office (Word, Excel, Outlook, PowerPoint)
