Job Description - Assistant Manager II


Join our dynamic team at Stratum as an Assistant Manager II and play a pivotal role in managing Stoneplace Apartment Homes in Molalla, Oregon. We are seeking a dedicated Assistant Manager II with a passion for property management and a commitment to excellence. Stoneplace Apartment Homes in Molalla offers a vibrant community with modern amenities and spacious layouts. Each apartment features granite countertops, balconies or patios, and complimentary cable and Wi-Fi, providing a comfortable and enjoyable lifestyle. 

Position Details

Position: Assistant Manager II 

Location: Stoneplace Apartment Homes – Molalla, OR (Click here to visit Stoneplace!) 

Schedule: Full-time, Tuesday through Saturday, 9:00 am – 6:00 pm (with flexibility for emergencies) 

Classification: Non-exempt, eligible for overtime 

Pay Range: $23.00 – $25.00 per hour 

Bonuses: Eligible for monthly bonuses through Stratum’s Stabilized Incentive Bonus Plan, based on leasing performance, renewals, and resident engagement 

Cell Phone Stipend: $50/month ($600/year) 

Housing Opportunity: Onsite housing available with a 25% rental discount. Water, sewer, and garbage included.

Key Responsibilities

  • Assist with day-to-day operations of Stoneplace Apartment Homes including marketing, leasing, rent collection, and resident relations
  • Assume managerial duties when the Property Manager is absent, including staff supervision and decision-making
  • Prepare resident files, leasing agreements, renewals, and ensure accuracy of documents
  • Communicate daily with the Property Manager and Regional Manager
  • Collect and process rental payments, deposits, and late fees while adhering to company policy
  • Generate and submit weekly and monthly reports on time
  • Develop positive resident relations, organize community events, and address resident concerns promptly
  • Oversee vendor communication, property inspections, and maintenance scheduling
  • Ensure quality control of work orders and emergency response coordination
  • Train and supervise property staff, delegating work effectively when required

Job Requirements

  • High School diploma or equivalent required
  • Six (6) months of property management experience required
  • Six (6) months to one (1) year of supervisory experience required
  • Strong marketing, customer service, and communication skills
  • Intermediate knowledge of Microsoft Office 365 and property management software (Yardi experience a plus)
  • Ability to work independently, prioritize multiple tasks, and exercise sound judgment
  • Knowledge of landlord/tenant law, Fair Housing regulations, and compliance best practices
  • Flexibility to respond to after-hours emergencies, weekends, and holidays when required

Physical Requirements

This position requires frequent standing, walking, sitting, bending, stooping, twisting, and talking. Employees must regularly use repetitive motions of the hands, wrists, and fingers to handle documents and operate office equipment. Occasional lifting of up to 50 pounds, climbing stairs or stepstools, and pushing or pulling may be required. Work may involve both indoor and outdoor environments, property inspections, and operating a golf cart.
