Job Description - Assistant Project Manager

High-end residential general contractor – Brooklyn, NY. Hybrid, remote and site based.

Our client is one of New York City's most respected luxury residential general contractors, with decades of experience delivering exceptional craftsmanship to the city's most discerning clientele. The firm is Brooklyn-based, operates under an employee shared ownership structure, and is known throughout the NYC luxury residential market as a best-in-class operator.

The Assistant Project Manager plays an integral role in the delivery of construction projects across all phases, from pre-construction through close-out. This is a hands-on, field-forward position built for someone early in their project management career. On smaller, self-contained projects the APM may manage workflows independently and serve as the primary point of contact. On larger or more complex projects the APM supports a Senior Project Manager or Project Executive and owns defined deliverables.

Responsibilities

  • Review owner contracts, general conditions and project schedules, and assist in establishing the schedule of values.
  • Support site logistics and procurement strategy with the Superintendent, through trade buy-out, subcontracts and scopes of work to mobilization.
  • Maintain a current two to three week look-ahead schedule with the Superintendent.
  • Manage submittals, RFIs and document control through architect review and approval.
  • Attend and document project meetings, distribute minutes and track open items to closure.
  • Complete financial reporting in Timberline / Sage 300 CRE: budgets, billings, subcontractor payments and change order logs.
  • Prepare and issue monthly owner requisitions and support the collections process.
  • Enforce OSHA safety standards and company safety policies.

Qualifications

  • Zero to three years in a project management, project engineer or construction coordinator role.
  • Familiarity with Timberline / Sage 300 CRE preferred and a willingness to learn it required.
  • Some exposure to construction trades, scopes and field execution preferred.
  • 30-hour OSHA certification preferred, or a willingness to complete it upon hire.
  • Ability to manage multiple deliverables independently in a remote and hybrid environment.
  • Bachelor's degree in Construction Management, Civil Engineering, Architecture or a related field preferred; equivalent field experience considered.
