About the Role


We are looking for an energetic, organized, and people-first Assistant Property Manager & Leasing Agent to join our team managing three multi-family communities in Topeka, KS.


This is a fully on-site, hands-on position. The primary focus of this role is leasing and day-to-day property management. Your priorities will include keeping units filled, residents satisfied, and operations running smoothly. You will work alongside an existing Maintenance Technician and may occasionally be called upon to assist with general maintenance tasks when needed.


The ideal candidate is comfortable wearing multiple hats, moves quickly between priorities, communicates clearly with residents and teammates, and takes pride in the quality of their work. Leasing & Property Management Duties


As the primary leasing and management contact for three properties, your day-to-day will include:



  • Post and maintain vacancy listings across leasing platforms (Zillow, Apartments.com, ShowMojo, and similar)

  • Review and process rental applications; communicate with applicants through the approval process

  • Conduct tours, follow up with leads, and guide prospective residents through the full leasing process

  • Prepare and execute leases; manage move-ins and move-outs professionally and efficiently

  • Monitor renewals, delinquencies, and occupancy across all three properties

  • Post resident notices, respond to communications via phone, email, and in-person in a timely manner

  • Perform regular property walks and inspections to maintain high standards of curb appeal and cleanliness

  • Create and manage work orders; coordinate with the Maintenance Technician on scheduling and priorities

  • Document lease violations and follow up appropriately with residents

  • Maintain accurate records across property management systems

  • Support vendor coordination as needed

  • Check on contractors during on-site visits and meet with vendors as needed to ensure work is progressing and standards are met



Maintenance Support Duties


While leasing and property management are the core of this role, you should be comfortable rolling up your sleeves when needed. You will work closely in tandem with an experienced Maintenance Technician. A collaborative, team-first attitude is essential. General maintenance support may include:



  • Assisting with light make-ready tasks such as cleaning, painting touch-ups, or minor repairs

  • Completing basic general maintenance duties to support the Maintenance Technician as needed

  • Identifying and reporting maintenance issues found during property walks and inspections

  • Helping ensure vacant units are show-ready and meet quality standards



Requirements



  • Prior experience in property management, leasing, or a related residential housing role

  • Strong customer service, communication, and organizational skills

  • Ability to manage multiple properties and priorities independently

  • Comfortable working on-site daily in varying weather conditions

  • Willingness to assist with basic maintenance tasks as the role requires

  • Proficiency with computers and daily use of property management software

  • Reliable personal transportation and a valid driver's license

  • Functional cell phone with active service



Preferred Qualifications



  • Experience with Rent Manager or similar property management software

  • Proficiency in Microsoft Outlook, Word, and Excel

  • Prior experience in multi-family residential management

  • Familiarity with leasing platforms (Zillow, Apartments.com, ShowMojo, or similar)

  • Basic hands-on maintenance knowledge or experience

  • High school diploma or equivalent; additional certifications are a plus



Compensation & Benefits



  • $20.00 per hour | Full-Time | Exempt

  • Medical, Dental, and Vision insurance available to full-time employees after 90 days

  • Simple IRA with up to 3% employer match after 90 days

  • Paid Time Off (PTO) and Paid Holidays
