Job Description - Assistant Superintendent

Description

JOB DESCRIPTION

The Assistant Superintendent is responsible for trade supervision and coordination as directed by the Project Superintendent or as required by job site conditions and subcontractor activity. He or she must be attentive to job site safety, scheduling, design requirements, and landlord and client communication.

This is a non-exempt position as defined by the Fair Labor Standards Act and subject to overtime.

ROUTINE DUTIES & RESPONSIBILITIES

  1. Assist the Superintendent in documenting present building conditions with attention to existing damage prior to the commencement of work.
  2. Communicate scheduling and access requirements to clients and landlord representatives.
  3. Interpret plans and specs to help coordinate the work of subcontractors.
  4. Assist the Superintendent and other project staff with scheduling subcontractors.
  5. Work with landlord representatives, including operating engineers, to coordinate work involving landlord vendors and base building systems.
  6. Assist the Supt with coordinating material deliveries and maintaining jobsite order and organization.
  7. Ensure the proper use of Personal Protective Equipment, tools, and power as required by HBC Standard Operating Procedures and policies, State and CAL-OSHA regulations.
  8. Ensure the maintenance of fully stocked first aid kits and emergency evacuation plans along with injury and illness prevention plans on site.
  9. Maintain accurate daily logs as directed, accounting for all present manpower, scheduling needs, phone calls, inspections, approvals, visitors, deliveries, change requests, delays, and accidents or near misses, accounting for all on-site project operations each day.
  10. Continuously communicate ongoing project needs and schedule updates to the Superintendent and other project staff as required to best coordinate staff efforts.
  11. Assist the Superintendent in managing subcontractor change requests and tracking time and material costs.
  12. Assist with quality control inspections and design spec compliance.
  13. Assist with the coordination of City inspections.
  14. Ensure that subcontractors are working from approved shop drawings and submittals.
  15. Coordinate day-two and punchlist work to guarantee project completion and client satisfaction.

WORKING CONDITIONS & PHYSICAL DEMANDS

  1. The Asst Superintendent may routinely sit or stand for long periods of time performing normal duties and/or interacting with coworkers, clients, and tradespeople.
  2. The Asst Supt may routinely work on repetitive tasks and in front of a computer screen, which may strain the eyes of certain individuals, cause chronic joint discomfort, and related issues. Care should be taken to avoid eye strain, headaches, fatigue, carpal tunnel, and related syndromes.
  3. The Asst Superintendent's work may require lifting or carrying of heavy and awkward objects. Care should be taken at all times to avoid back injuries.
  4. The Asst Supt's work may require extended periods of physical activity and walking in generally hazardous conditions with risk of exposure to dust, heat exhaustion, sharp objects, electrocution and similar serious hazards. Personal Protective Equipment should be used at all times, and care should be taken to stay hydrated and avoid heat illnesses, eye injuries, cuts, and similar injuries.

Requirements

MINIMUM QUALIFICATIONS AND/OR EQUIVALENTS

  1. At least two (2) years of experience as an Assistant Superintendent, Foreman, or equivalent position on commercial construction projects. Class A commercial TI, creative office, and tech space preferred.
  2. High school diploma or equivalent required. Associates degree, certification, or other college coursework relevant to construction management preferred.
  3. Ability to read architectural and engineered plans, details, and specifications.
  4. Trade-specific knowledge of carpentry, mechanical, electrical, plumbing, and finishes sufficient to guarantee proper conformance with architectural and engineered design requirements.
  5. Understanding of building codes, OSHA requirements, injury and illness prevention plans, subcontracts, project schedules, submittals, RFIs and similar documents is a must.
  6. Working knowledge of Microsoft Outlook, Excel, Word, and Adobe required. Experience with BIM, MS Project, PlanGrid, Procore and similar project management software preferred.
  7. OSHA, first aid, and CPR certifications preferred.
  8. LEED or similar accreditation preferred.
