Position Summary:
The Maintenance Supervisor is responsible for overseeing all maintenance operations at the property. This includes supervising the onsite maintenance team, managing work orders and preventive maintenance, coordinating vendor work, and ensuring the property meets company, legal, and safety standards.

Key Responsibilities:

• Lead and direct all maintenance operations, including work orders, unit turns, emergency repairs, and special projects 
• Maintain HVAC, plumbing, electrical, and mechanical systems 
• Supervise, train, and coach maintenance team members 
• Coordinate with the Property Manager on capital improvements and inspections 
• Monitor safety compliance and OSHA regulations 
• Maintain accurate inventory, documentation, and work schedules

 Requirements:

• Minimum 1–3 years in maintenance leadership 
• Strong knowledge of HVAC, plumbing, electrical, and appliance repair 
• EPA certification required 
• Excellent organizational and time management skills 
• Ability to lead by example and ensure high standards across the property 
• Must be able to lift up to 60 lbs. and perform physical tasks daily 
• Valid driver’s license and reliable transportation required
  Schedule: Full-time, on-call rotation required  Status: Non-exempt / Hourly
