Job Description - Building Maintenance Technician

Kiewit Luminarium is a next-generation science center that joyfully engages people of all ages and identities to explore astonishing phenomena and learn with their hands. Recognized as a crowning jewel of the region and a national force in its field, the Luminarium’s interactive exhibitions and programs inspire lifelong interest and careers in science, technology, engineering, art, and mathematics. Our purpose-built, 82,000-square-foot facility is open on the Omaha RiverFront, and we are growing the talented team that, together with collaborators and visitors, brings Kiewit Luminarium to life.



Reporting to the Director of Exhibits & Facility, the Building Maintenance Technician is a hands-on role responsible for the inspection, maintenance, and repair of Kiewit Luminarium’s facilities and workshop. This role ensures that all systems are functioning optimally, safety standards are exceeded, and innovative building strategies are implemented.



Essential Functions



  • Facility Maintenance: Conduct thorough inspections, repairs, and general maintenance of the facility in accordance with company policies and procedures. Support the successful operation and upkeep of workshop areas and building systems.

  • Safety and Compliance: Ensure the highest safety standards for visitors, staff, exhibits, and the physical plant. Follow all policies and procedures, proactively identifying opportunities to improve safety training and best practices. Assist in maintaining OSHA compliance and required licenses, permits, and certifications.

  • Innovation and Sustainability: Contribute to the implementation and continuous improvement of practical, innovative building strategies. Identify and integrate new technologies to enhance the facility's sustainability and operational efficiency.

  • Project Execution: Manage and complete facility projects with a strong focus on detail, timing, and impact. Support project logistics and administrative tasks as needed.

  • Preventative Maintenance: Responsible for the scheduled preventative maintenance program, ensuring all building systems and equipment are functioning at peak efficiency. Monitor boiler and chiller systems, exterior and common-area lighting, and other critical infrastructure.

  • Inventory Management: Maintain an organized inventory of parts, supplies, tools, and equipment. Perform routine maintenance on tools and equipment, ensuring all are in safe working condition.

  • Emergency Response: Participate in emergency on-call coverage for after-hours issues. Be knowledgeable about the location of key safety systems, including electric, water, and gas shutoffs, clean-out traps, fire extinguishers, and fire hydrants.

  • Building Presentability: Maintain the exterior appearance and cleanliness of the museum, including tasks such as pressure washing windows and sidewalks, managing pest and animal control (e.g., preventing pigeon nesting), and ensuring all outdoor areas remain safe, clean, and visually appealing for visitors.

  • Collaboration: Work closely with team members and cross-departmental colleagues to ensure a seamless operation. Maintain clean, organized, and safe working spaces and storage areas.

  • Other duties as assigned.



Education & Experience Required



  • Building Maintenance Manager/Facility Technician Certification or equivalent experience required. Preference for BMS Certification such as CMRT (Certified Maintenance & Reliability Technician) or Facilities Operations and Maintenance Certification through an accredited program.

  • Minimum of 5 years of demonstrated excellence in facilities management and visitor-focused operations. 

  • General knowledge of power tools, building systems, and maintenance practices. 

  • Experience with (Lenel)S2, Fiix, or similar software is highly desired. Familiarity with BMS (Building Management System) is required.



Skills Necessary



  • Proven track record of completing projects on time, within budget, and to high standards.

  • Strong communication and interpersonal skills with a customer service orientation. 

  • Excellent organizational skills with a close attention to detail and a nimble approach to problem-solving. 

  • Ability to implement innovative ideas and improve processes.

  • Cross-cultural fluency with the ability to work with diverse groups to achieve exceptional outcomes.

  • OSHA 10 required within three (3) months of employment and kept current thereafter. Prior certification is a plus but not mandatory upon hire.



Work Characteristics



  • Ability to work weekend, evening, and holiday hours as needed.

  • Ability to move quickly through the museum and spend long periods on the floor.

  • Must be able to traverse all areas of the facility; this may include walking, climbing, reaching, bending, crawling, or stretching.

  • May occasionally work in noisy, hazardous, or confined spaces.

  • Ability to lift and carry up to 40 pounds short distances.

  • Ability to safely operate mobile elevated work platforms, shop production equipment, power and hand tools.

  • Ability to perform position functions; must be able and willing to work on-site, in shared indoor and outdoor spaces with staff and the public, in accordance with health department guidelines, local ordinance, and OSHA regulations.

  • Competitive hourly rate, commensurate with experience: $30.00+
