Job Description - BUILDING MAINTENANCE TECHNICIAN I or II (DOQ)

Description

Building Maintenance Technician I

Position Summary: The Building Maintenance Technician I is responsible for general maintenance and repair work on County facilities at various locations. Work will involve HVAC, electrical, plumbing, general carpentry, etc. This employee may work independently in carrying out work details according to established guidelines and routines. Supervision is provided by the Building Maintenance Supervisor 

Essential Functions:

  • Has general understanding or technical aptitude of basic building systems.
  • Turns on and off lights, checks the HVAC equipment, calls HVAC service contractor as necessary.
  • Responds to general operational problems identified by work orders and make corrective repairs using established guidelines and routines.
  • Performs building maintenance including minor and routine painting, carpentry, electrical, plumbing repairs and other related maintenance activities.
  • Occasionally directs the work of HVAC, Plumbing and Electrical trades. 
  • Has basic understanding of wiring diagrams, blueprints and schematics.
  • Reports damage to buildings, furnishings and equipment to the Building Maintenance Supervisor.
  • Responds to emergencies such as leaks, flooding, overflowing restroom fixtures and accidents.
  • Keeps grounds free of debris, empties trash receptacles and other related grounds duties.
  • Removes snow and ice to provide safe parking lots, and sidewalks in adverse weather conditions.
  • Operates power tools and other equipment in performing duties.
  • Troubleshoots problems and develops possible solutions.
  • Purchases, stores, organizes, inventories, and utilizes maintenance supplies and commodities.

Secondary Functions:

  • Provides regular predictable attendance and fosters a cooperative work environment.
  • Responds to Riley County Police Dept. in security checks
  • Performs custodial duties as needed
  • Coordinates special projects as required during and after regular hours, any day of the week, including weekends and holidays.
  • Assists with the removal and transporting of recyclable materials 
  • Assists in moving furniture
  • Performs other duties as assigned.

Requirements

Position Requirements:

Building Maintenance Technician I

Education: High school diploma or equivalent required. Vocational/technical training in one or more of the mechanical trades preferred.

License(s)/Certification(s): Valid driver’s license required. 

Experience: 2 years’ combined experience in HVAC, electrical, plumbing and general carpentry required. Working knowledge of materials, equipment, methods and practices in facility maintenance and equipment of building, electrical and plumbing trades required.

Abilities: Basic computer skills. Ability to work with diverse personalities. Knowledge of work safety rules and procedures. Ability to plan and lay out work, read basic engineering plans and drawings, understand and follow written and oral instructions, maintain records and prepare basic reports and interact with the public; maintain positive public relations.

Physical Demands: The physical demands described represent those required to successfully perform the essential functions of this job. Reasonable accommodation may be made to enable individuals with disabilities to perform the essential functions.

The employee is often required to stand; walk; sit; use hands to finger, handle, or feel; reach with hands and arms; stoop, kneel, crouch, or crawl; talk or hear; and smell. Must be capable of regularly lifting and/or moving up to 50 pounds and occasionally 75 pounds. Specific vision abilities required include close vision, distance vision, color vision. Physically able to lift and bend on a continuous basis and climb a ladder to perform some duties. 

Work Environment: The work environment described represent those required to successfully perform the essential functions of this job. Reasonable accommodation may be made to enable individuals with disabilities to perform the essential functions.

The employee is exposed to wet and/or humid conditions, moving mechanical parts, toxic or caustic chemicals, outside weather conditions, extreme cold and heat. The noise level in the work environment can vary from normal to very loud. On some occasions, this employee may be required to use protective clothing such as a hard hat, safety vest, ear protection, boots, gloves, safety glasses or face shield.

Building Maintenance Technician II

Position Summary: The Building Maintenance Technician II is responsible for general and specialized maintenance and repair work on County buildings and facilities at various locations. Work will involve HVAC, electrical, plumbing, general carpentry, etc. This employee may work independently and exercise judgment and discretion in carrying out work details. General supervision is provided by the Building Maintenance Supervisor through consultations and review of the work performed.                           

Essential Functions:

  • Mechanical and technical aptitude of a wide range of building systems.
  • Checks the HVAC equipment, calls HVAC service contractor as necessary.
  • Maintain a safe and secure building by monitoring doors and locks for proper operation, securing and locking offices/buildings as directed.
  • Responds to work orders and make corrective repairs using established guidelines and routines.
  • Performs building maintenance including minor and routine painting, carpentry, electrical, plumbing repairs and other related maintenance activities.
  • Directs and inspects the work of building trades, including HVAC, Plumbing and Electrical trades.
  • Ability to interpret wiring diagrams, blueprints and schematics.
  • Reports damage to buildings, furnishings and equipment to Building Maintenance Supervisor.
  • Responds to emergencies such as leaks, flooding, overflowing restroom fixtures and accidents.
  • Keeps grounds free of debris, empties trash receptacles and other related grounds duties.
  • Removes snow and ice to provide safe parking lots, and sidewalks in adverse weather conditions.
  • Operates power tools, testing equipment and other equipment in performing duties.
  • Troubleshoots problems and develops possible solutions.
  • Purchases, stores, organizes, inventories, and utilizes maintenance supplies and commodities.
