Construction Turnover Specialist

State Mechanical Services is a 20+ year commercial HVAC and mechanical contractor specializing in design/build construction and customized preventive maintenance programs.


We are hiring a high-performing, relationship-driven B2B sales professional to convert completed construction projects into multi-year maintenance agreements.


This role owns the bridge between Construction and Service — turning one-time projects into recurring revenue, long-term client partnerships, and sustained service growth.

What You’ll Do



  • Identify completed construction projects eligible for maintenance conversion

  • Review equipment schedules, warranties, and system documentation

  • Conduct post-construction site visits and client meetings

  • Develop and present tailored preventive maintenance proposals

  • Negotiate and secure multi-year service agreements

  • Maintain accurate CRM pipeline forecasting and documentation

  • Coordinate structured turnover between Construction and Service

  • Sustain client engagement to support retention and account growth


This role includes majority client-facing sales activity, site visits, and proposal presentations.

  • Construction-to-service conversion rate

  • Preventive maintenance agreement revenue generated

  • Multi-year agreement adoption

  • Annual sales plan attainment

  • CRM accuracy and forecast reliability

Qualifications




  • 3+ years of B2B sales experience

  • Experience selling contract-based or service-based solutions

  • Strong consultative communication and negotiation skills

  • CRM proficiency

  • Valid driver’s license with local travel capability


Preferred



  • Commercial HVAC or mechanical services sales experience

  • Preventive maintenance agreement sales

  • Familiarity with Procore, Sage, or comparable systems


 


Compensation


Base Salary: $51,000–$70,300 annually (based on experience and qualifications).


In addition to base salary, this role is eligible for performance-based incentive compensation. This program does not establish a predetermined maximum incentive amount, provided all earning conditions defined in the applicable Compensation Agreement are satisfied.


Incentive compensation is governed exclusively by a separate written Compensation Agreement and is earned and paid strictly in accordance with its terms.


This position is classified as Exempt under applicable wage and hour laws.
