Commercial HVAC Project Manager

As we continue to expand our commercial services division, we are seeking a skilled leader to join our team. Kelso Building Services is hiring a Commercial HVAC Project Manager to oversee the successful delivery of mechanical and HVAC construction projects across a variety of commercial facilities. This role is responsible for managing project planning, execution strategies, financial performance, customer communication, and coordination between field and office personnel. The successful candidate will excel at balancing multiple priorities while ensuring projects remain on schedule, within budget, and aligned with customer expectations. Key Responsibilities

• Direct all phases of commercial HVAC and mechanical construction projects from pre-construction planning through final completion.


• Develop project execution plans, timelines, staffing requirements, and budget forecasts.


• Monitor project profitability through cost tracking, labor analysis, forecasting, and financial reporting.


• Coordinate equipment procurement and material deliveries to support project schedules.


• Serve as the primary point of contact for clients, subcontractors, vendors, and project stakeholders.


• Work closely with superintendents, field teams, estimators, and operations leadership to ensure project success.


• Lead project review meetings and communicate progress, risks, and action plans to key stakeholders.


• Evaluate construction documents, specifications, and contract requirements to identify scope concerns and opportunities.


• Administer project documentation, including RFIs, submittals, change requests, purchase orders, and project records.


• Resolve scheduling conflicts, budget challenges, and operational issues with proactive solutions.


• Manage subcontractor performance and maintain accountability for quality and schedule expectations.


• Support project team development through coaching, training, and effective communication.


• Promote a culture of safety and ensure compliance with applicable regulations and company procedures.


• Coordinate commissioning activities, closeout documentation, punch-list completion, and customer turnover processes.


• Maintain strong client partnerships that support repeat business and long-term growth opportunities.


• Assist with special projects and departmental initiatives as business needs evolve.

Required Qualifications

• Three or more years of experience managing commercial HVAC, mechanical contracting, or construction projects.


• Demonstrated ability to oversee project budgets, schedules, and customer deliverables.


• Knowledge of project controls, contract administration, and construction management best practices.


• Ability to manage multiple active projects in a fast-paced environment.


• Experience coordinating field crews, subcontractors, suppliers, and project stakeholders.


• Strong verbal and written communication skills with a customer-focused approach.


• Excellent problem-solving, decision-making, and organizational abilities.


• Ability to read and interpret construction drawings, specifications, and related technical documents.


• Proficiency with Microsoft Office applications and project management software.


• Strong time-management skills and attention to detail.

Preferred Qualifications Experience in one or more of the following areas is highly valued:

• Commercial HVAC installation and retrofit projects.


• Mechanical piping and hydronic systems.


• Sheet metal fabrication and installation.


• Building automation systems and controls integration.


• Large-scale equipment replacement and start-up activities.


• Design-build construction delivery methods.


• Healthcare, education, industrial, or large commercial facility projects.

Education and Experience

• Bachelor's degree in Construction Management, Engineering, Business Administration, or a related field preferred.


• Equivalent industry experience may be substituted for formal education.


• Minimum three years of experience managing commercial construction or HVAC projects.


• Experience overseeing renovation, tenant improvement, and ground-up construction projects is preferred.


• Background in financial forecasting, contract administration, and customer relationship management.


• OSHA 30 certification is preferred.


• PMP, CCM, or other project management certifications are a plus.


• Valid driver's license with an acceptable driving history required.


• Ability to travel to project sites throughout the local service area as needed.
