Job Description - Commercial Property Manager
They need a PM who will be managing a portfolio of 2 commercial offices and 1 triple net lease retail space in Philadelphia, PA.
Will only have to go to Philly once or twice a year
Needs to know triple net lease tenant just to do the budgets etc.
-Responsible for overall performance and appearance for an assigned portfolio of commercial real estate properties.-Meets regularly with tenants and maintains positive, professional relationships with "key" personnel in each tenant office.-Makes cost-effective aesthetic improvements to the properties to maintain a "first-class" building image.-Oversees Tenant Construction and Building Improvements with Engineering Team-Meets regularly with the engineering team to ensure that building projects are completed in a timely and cost-effective manner.-Monitors and confirms from Chief Engineers that Preventative Maintenance is performed per Schedule.-Reviews and negotiates bids to achieve the best pricing, without sacrificing superior services to the building(s).-Monitors Vendor Service Contracts. Proactively and strategically bids out contracts regularly to control operating costs.-Conducts monthly or bi-monthly cleaning inspections with vendors.-Assists Leasing Administration and Collections Coordinator with any tenant collection issues.-Develop an annual operating budget for each building for approval; soliciting key inputs from other team members as necessary (engineering, leasing, etc.)-Assists other Property Manager(s) as needed.-Approves all invoices for payment, confirming that the amount billed conforms to what was agreed to and that services/products were delivered satisfactorily before payment.-Monthly tracks actual expenses as compared to the budget and provides variance comments as necessary for quarterly financial reports.-At mid-year, but also upon request provides a re-forecast of the budget.-Conducts property fire drills at least once annually, but no less than is required by code.-Stays informed on current fire and life safety codes and ensures buildings are in compliance-Stays informed on current environmental codes and ensures buildings are in compliance-Maintains Tenant Handbook-Coordinates move-in and move-out; ensuring a smooth transition of keys and distribution of tenant handbook. Personally welcomes each new tenant to the building within the first week after move-in.-Regularly inspects property for safety concerns and visual appeal.-Programs Tenannt appreciation and engagement events-Attends Tenant Relation Events to meet with tenants.-Special Projects as assigned-Management of Coordinators-Ensures that the Property Coordinator is maintaining the current Datawatch/Kastle Security List for each Building through periodic review.-Ensures that the Property Coordinator is maintaining current certificates of insurance for all tenants and vendors.
