Job Description - Commercial Real Estate Asset Manager

Description

  

MIMCO is seeking an experienced Asset Manager to join our team. The successful candidate will be capable of overseeing a group of shopping centers to help execute value-add and other strategies in alignment with investor objectives. This role requires a detail-oriented and collaborative individual who can work closely with internal teams—such as Property Management, Leasing, Maintenance and Construction, Acquisitions, and Finance—as well as external stakeholders, including operating partners, lenders and consultants. This position exists in a temperature-controlled environment. 


Requirements

  

Essential/Key Functions: 

· Manage a subset of shopping centers within the MIMCO portfolio to drive performance and long-term value creation.

· Take full ownership of assigned properties and lead the execution of business plans, including leasing strategies, capital projects, and value-add activities.

· Lead the preparation of annual budgets in collaboration with Property Management, Leasing, Construction and Maintenance and operating partners.

· Assist with internal valuation processes, working closely with Finance, operating partners, and present recommendations to management and principals.

· Monitor investment performance and regularly update financial model projections, including budget and forecast-variance analysis, to support strategic decision-making and recommend revisions to business plans.

· Assist the Acquisitions team with due diligence, risk management and business plan review of prospective new investments. 

· Prepare and deliver quarterly asset-level reporting to investors and MIMCO ownership, including variance analysis and updated projections aligned with evolving business plans.

· Present key performance insights, strategic developments, and investment updates to senior leadership as part of the quarterly investment review process.

· Collaborate with Finance on creating and maintaining financial models to support strategic decision-making, conduct scenario analysis, and optimize asset performance.

· Conduct regular site visits and assist in the oversight of third-party operational partners, such as local maintenance and leasing staff, to ensure alignment with asset strategies and operational goals.

· Gathers, complies and analyzes market, economic, and capital trends and factors impacting the performance of the portfolio.

· Collaborate with internal teams to perform detailed hold/sell analyses, manage refinancing processes, and execute exit strategies, including presenting recommendations to senior leadership.

· Perform in a manner that will prevent errors and omissions.

· Comply with MIMCO policies and procedures.

· Physical presence on the job is essential and necessary.

· Other duties as assigned by management

Management Responsibilities: No Direct Report Responsibilities. 

Minimum (Required) Qualifications:

Education

· Bachelor’s degree in Accounting, Finance, Real Estate, related field(s), or equivalent industry experience required

Experience

· 3 - 5 years’ experience in real estate asset management. 

· Exposure to shopping centers and familiarity with retail leases preferred. 

· Proven track record in driving asset performance through strategic planning and operational oversight.

Knowledge, Skills and Abilities

· Detail-oriented, with strong experience in budgeting, forecasting, and performance analysis.

· Advanced financial modelling and analytical skills, with proficiency in Excel.

· Excellent communication and stakeholder management skills, with the ability to influence cross-functional teams.

· Highly organized and experienced in managing capital projects, leasing strategies, and day-to-day asset operations.

· Self-motivated and adaptable, with the ability to work independently and collaboratively in a fast-paced, entrepreneurial environment.

· Proficient in Microsoft Office Suite (Excel, PowerPoint, Word); experience with Argus and Yardi preferred.
