Job Description - Commercial/Industrial Construction Sales

The Sales Representative is responsible for identifying, pursuing, and securing new construction projects in the commercial and industrial sectors. This position will develop new sales and manage existing account relationships throughout their assigned territories. Marcus is a design-build general contractor specializing in commercial, industrial, retail, agricultural, distribution, and manufacturing construction projects, while this position focuses on the commercial/industrial side of business. Emphasis will be made on growing the Marcus Construction brand and relationships within the Commercial and Industrial Construction industries. An understanding of construction processes and industry trends is beneficial but not required.


 


Essential Job Duties



  • Understand customer business strategy, decision-making process, and customer culture to develop a path for negotiating and closing new business opportunities

  • Identify and develop new relationships within the commercial and industrial construction community through cold calling, in person networking, and client referrals

  • Maintain a strong pipeline of opportunities, pursue bids, develop proposals, and manage sales activities using CRM tools through the full sales cycle

  • Collaborate cross-functionally with our internal design, marketing, estimating, and project management teams to create accurate and competitive proposals, and to prepare effective sales presentations

  • Represent Marcus Construction at trade shows, community, and client opportunity events

  • Develop and maintain strong relationships with general contractors, developers, architects, engineers, and other industry stakeholders

  • Foster engagement within the local community and chamber of commerce

  • Learn and keep up to date on construction processes and building materials to answer customer questions accurately and make recommendations

  • Stay informed on industry trends, market conditions, and competitor activities

  • Execute sales strategy to meet monthly, quarterly, and annual revenue goals

  • Continually draw insights into customer needs and seek opportunities to translate these into actionable plans and new sales development

  • Effectively use all business tools to document interactions with prospects and to update internal stakeholders on account activity

  • Actively lead sales conversations and take detailed notes that can be translated into construction documents, designs, and price quotes

  • Required to travel throughout the designated trade area. Periodic extended travel will be required to attend trade shows and client events.


 


Position Qualifications and Experience



  • Associates or Bachelor’s degree in Business Administration or related field OR

  • 5+ years of relevant experience in sales, preferably in the commercial/industrial construction market preferred but not required

  • Experience using relevant CRM software (HubSpot preferred)

  • Proven track record of building sales, driving market growth, and meeting or exceeding sales goals

  • Excellent communication skills with a history of building relationships in a sales-related industry

  • Possess effective negotiation and analytical sales skills, including experience in prospecting, quoting, and closing profitable new business 



  • Ambition to exceed sales goals and contribute to continuous improvement

  • Ability to read drawings, specifications, documents and schedules prepared by architects and project managers

  • Self-starter with strong organizational and time management skills


 


Physical Demands/Working Environment:
The physical demands listed here are representative of those needed to successfully perform the essential functions of this job. Position involves sitting/standing at a computer for extended periods of time and routinely standing and walking. Employee must be able to communicate effectively in a typical office environment with a standard level of office noise, as well as during job site visits with potentially higher noise levels.


 


Position occasionally requires visits to construction job sites in a variety of weather conditions and extreme temperatures. Exposure to dirt, dust, and other materials is routine and may require the use of protective clothing and respirators. In addition, employee must be able to move around prospective or current project sites. This includes high structures and/or scaffolds, climbing ladders, walking on uneven surfaces, walking long distances, climbing stairs, bending, and lifting up to 25 pounds.
