The Commissioning Manager will be skilled and experienced in overseeing the commissioning process for large-scale, highly technical mission critical construction projects. This role is responsible for planning, coordinating, and driving commissioning activities from system readiness and startup through Functional Performance Testing (FPT), Integrated Systems Testing (IST), and owner turnover. The Commissioning Manager will ensure commissionable systems are properly coordinated, documented, tested, and advanced through each commissioning phase in accordance with project requirements, approved procedures, schedule milestones, and owner expectations.


Education/Experience Requirements



  • Multiple years of experience in commissioning management on large-scale construction projects; mission critical or data center experience strongly preferred.

  • Knowledge of mechanical, electrical, fire protection/life safety, building controls, BMS, and EPMS systems.

  • Strong understanding of construction, startup, commissioning, Functional Performance Testing, Integrated Systems Testing, and turnover processes.

  • Strong understanding of industry standards, project specifications, commissioning requirements, and construction sequencing.

  • Experience with commissioning tools, testing equipment, equipment tracking systems, and commissioning software applications such as CxAlloy or similar platforms.

  • Working knowledge of project scheduling tools and processes, including master schedules, P6 milestones, and short-interval look-ahead planning.

  • Effective project management skills with the ability to manage multiple tasks, systems, priorities, and project stakeholders simultaneously.

  • Effective communication and interpersonal skills with the ability to work with cross-functional teams and stakeholders including owners, commissioning authorities, engineers, trade partners, vendors, project managers, and field supervision.

  • Demonstrated ability to identify and resolve schedule constraints, commissioning issues, readiness gaps, resource conflicts, and project risks.

  • Proficient use of Microsoft Office programs and project documentation/tracking platforms.

    Essential Duties and Responsibilities (other duties as assigned)




    • Lead and coordinate all commissioning activities from L3 Readiness through L5 Integrated Systems Testing (IST) and final owner turnover.

    • Develop, maintain, and execute commissioning plans, schedules, procedures, and readiness strategies.

    • Coordinate commissioning efforts among project teams, trade partners, vendors, commissioning agents (CxA), engineers, and owner representatives.

    • Lead commissioning meetings, communicate priorities and milestones, assign action items, and track completion.

    • Monitor commissioning schedules, critical-path activities, startup readiness, testing milestones, and turnover requirements.

    • Maintain equipment tracking logs, commissioning documentation, startup reports, test records, issue logs, and turnover packages.

    • Perform field inspections to verify system readiness, identify deficiencies, and ensure corrective actions are completed.

    • Track and resolve commissioning issues, constraints, risks, and schedule impacts through completion.

    • Coordinate manufacturer startups, TAB activities, controls integration, BMS/EPMS verification, load-bank testing, and Functional Performance Testing (FPT).

    • Plan and coordinate commissioning resources, logistics, specialty equipment, and vendor support required for successful startup and testing.

    • Verify completion of all L3, L4, and L5 commissioning prerequisites, testing requirements, documentation, and issue resolution activities.

    • Support owner participation in readiness reviews, testing, walkthroughs, acceptance milestones, and turnover activities.

    • Ensure commissioning activities are executed safely and in compliance with project safety requirements.

    • Coordinate final system acceptance, commissioning closeout, and successful turnover to owner operations.

        • May be required to work both inside and outside in heat/cold, wet/humid, and dry/arid conditions

        • Required to use personal protective equipment to prevent exposure to safety hazards while on a jobsite
