Description
ACC Management Group is seeking a dedicated and experienced Community Manager to oversee a 64-unit Low-Income Housing Tax Credit (LIHTC) multi-family property in Menomonie, WI, and a 20-unit senior property in Clear Lake, WI. The ideal candidate will possess strong property management skills and a commitment to fostering a positive community environment.

Key Responsibilities:
- Manage day-to-day operations of the properties, ensuring compliance with all regulations and policies.
- Oversee tenant relations, addressing concerns and resolving conflicts in a timely and professional manner.
- Maintain accurate records of property operations, including financial reporting and tenant documentation.
- Coordinate maintenance and repair activities to ensure properties are well-maintained and meet safety standards.
- Implement marketing strategies to attract and retain tenants, ensuring high occupancy rates.
- Conduct regular property inspections to assess conditions and identify areas for improvement.
Qualifications:
- Prior property management experience, preferably in LIHTC or similar environments.
- Strong organizational skills with the ability to manage multiple tasks and priorities effectively.
- Experience in conflict resolution and tenant relations.
- Knowledge of Tax Credit regulations and compliance requirements.
- Excellent communication and interpersonal skills.
- Proficient in property management software and Microsoft Office Suite.

Supervisory Responsibility
This position will be required to supervise a staff on-site of but not limited to maintenance technicians, assistant community managers, leasing agents, and cleaners.
Work Environment
This position operates in a professional office environment. This role routinely uses standard office equipment such as computers, telephones, photocopiers & fax machines, filing cabinets/etc.
Physical Demands
The physical demands described are those that must be met by an employee to successfully perform the essential functions of the job. While performing the duties of this job, the employee is regularly required to talk or hear. The employee is frequently required to physically stand, walk, bend, climb, and use full hand range of motion and finger dexterity to touch and feel. Must be able to reach with hands and arms and lift up to 25 pounds unassisted and as needed.
Travel
Travel is required to assigned property locations using personal transportation. Must also be able to travel to all trainings and meetings arranged through the Corporate office periodically throughout the year.
