Job Description - Community Manager

Community Manager
South Lyon, MI
$68,000–$75,000 / year base + performance based bonuses

OVERVIEW
A manufactured housing operator is hiring a Community Manager for a large, 500+ site community in South Lyon, MI. This is closer to running a small business than managing a property: you'll own the P&L, lead the on-site team, work hand-in-hand with the dedicated sales team to keep homes moving, and be the person residents and ownership both count on to keep things running well.

WHAT YOU'LL DO

  • Run your community like it's your own business — own the numbers, lead and coach your on-site team, and set the tone around collaboration, accountability, and follow-through

  • Partner closely with the on-site sales team, keeping homes show-ready and clearing whatever's in the way of a sale

  • Own your community's occupancy, NOI, and collections numbers — manage budgets and keep a close eye on vendor and staff spending

  • Handle rent billing and collections, including legal notices and payment agreements, in line with state law and Fair Housing

  • Facilitate the paperwork whenever a resident-owned home changes hands — applications, lease signing, all of it

  • Keep curb appeal where it needs to be — manage grounds vendors and walk the mystery-shop checklist

  • Flag capital project needs and property risks to your Regional VP, then coordinate vendor logistics and site access once work's approved

  • Oversee home readiness — final walkthroughs, punch lists, and clean turnovers so homes are truly ready to sell

  • Build resident relationships that actually stick — respond fast, keep ledgers and billing accurate, and close out work orders within 48 hours

WHY YOU MATTER
Hundreds of households are counting on you to run things well in a community this size. Residents who feel looked after stick around, and that's what keeps occupancy, NOI, and the whole community healthy. This isn't a job you can phone in — the numbers follow directly from how well you lead your team and treat the people who live there.

WHAT IT TAKES

  • 3+ years of leadership experience — from property management, sales, skilled trades, hospitality, the military, or running your own business. Manufactured housing experience is welcome, but not required

  • A track record of real results — you can point to numbers you moved, not just duties you held

  • Comfortable owning a P&L: NOI, occupancy, collections, and expense management

  • A self-starter who takes initiative and solves problems directly rather than waiting to be told

  • A real coach — someone who sets goals, gives regular feedback, and gets a small team rowing in the same direction

  • Working knowledge of Fair Housing Standards and state landlord-tenant law, or the ability to get there fast

  • Comfortable managing vendors — landscaping, capital projects, maintenance — and holding them to a standard

  • Strong organizational skills — ledgers, billing, and work orders don't fall through the cracks on your watch

  • A genuine care for the resident experience, not just the numbers behind it

THE PERKS!

  • Base salary of $68,000–$75,000/year, plus quarterly bonus potential up to $4,500 (up to $18,000/year) tied to NOI and delinquency performance

  • Medical coverage (Aetna PPO or HDHP, with Garner reimbursement and HSA options)

  • Dental and vision through Unum

  • Employer-paid $25,000 life and AD&D insurance

  • 401(k) with a 6% company match

  • Generous PTO and paid holidays
