Community Manager

Community Manager
Mesa, AZ
Competitive base + performance-based bonus (bonus details to follow)

OVERVIEW
A manufactured housing community in Mesa, AZ (Phoenix metro) is hiring a Community Manager to run on-site operations and lead the team. You'll partner closely with a dedicated on-site sales team, keep the numbers on track, and make sure the community runs the way residents expect.

WHAT YOU'LL DO

• Build and sustain a high-performing team culture, and coach your team around shared community and company goals

• Partner closely with the on-site sales team dedicated to your community — keep homes ready to show and clear the way for them to sell

• Hit (or beat) your community's monthly and quarterly targets for net operating income, occupancy, and collections

• Run regular one-on-ones with each direct report, coaching on goals and performance

• Track and protect a positive net operating income by managing vendor, supplier, and staff spend closely

• Make sure rent is billed accurately and collected on time, and execute required legal notices and payment agreements in compliance with state law and Fair Housing Standards

• Keep homesites and common areas looking the way residents are proud to call home — manage grounds vendors and follow through on mystery-shop action plans

• Flag capital project needs and property risks to your Regional VP and the capital projects team, and keep site access, scheduling, and vendor logistics on track for any work underway

• Build a resident experience people want to renew — resolve tickets with urgency and empathy, keep ledgers and billing accurate, and keep work orders moving inside 48 hours

WHY YOU MATTER
Residents notice when a community is run well — the calls you make about your team, how issues get handled, and whether the place feels cared for are what keep people here and keep the numbers where they need to be.

WHAT IT TAKES

• 3+ years of leadership or sales experience — manufactured housing or property management background is welcome, but not required

• Comfortable owning a P&L and making the calls that protect it

• A track record of building and coaching a team, not just managing one

• Working knowledge of Fair Housing Standards and state landlord-tenant law, or the ability to get there fast

• Organized enough to keep vendor coordination, capital projects, and day-to-day admin moving at the same time

• A genuine care for the resident experience, not just hitting the numbers

• Clear, confident communication — with your team, your sales partners, and your residents

THE PERKS!

• Performance-based bonus potential (amount to be confirmed)

• Medical coverage (Aetna PPO or HDHP, with Garner reimbursement and HSA options)

• Dental and vision through Unum

• Employer-paid $25,000 life and AD&D insurance

• 401(k) with a 6% company match

• Generous PTO and paid holidays
