Job Description
Works closely and diligently with Owner, Architect/Engineer Team, and Contractor representatives to achieve project goals/requirements, and employs standard protocol for communication with and between team members to include the Owner, Architect/Engineer team and Contractor representatives.
Acts as an effective liaison between the field and the design team. Quickly identifies the various stakeholders, including the design team, engineers, contractors, and Princeton.
Keeps a pulse on new and ongoing concerns while working to proactively close all outstanding field and project issues in a timely manner.
Ensures the right resources are engaged and makes well-informed and timely decisions.
Proactively identifies potential risks and develops strategies to mitigate them. Escalates to the design team if an item may impact the schedule or budget. Facilitates collaboration to mitigate misunderstandings, cost issues, and delays.
Manges and leads team through Construction Phase activities acting as the onsite field representative.
Participate in jobsite meetings, prepare and review: correspondence, submittals, and complete payment reviews.
Monitors that the construction remains on track, within budget, and of the highest quality.
Produces field observation reports and reviews with team.
Communicates, documents, and escalates issues to the team including field sketches, consultant coordination and design issue coordination.
Proactively applies knowledge of codes, university design standards and all types of building systems (architectural, civil, structural, etc.) to the project and associated issues.
Utilizes Building Information Modeling (BIM) to understand potential problems/solutions and proactively coordinates responses with Architect/Engineering Team
Reviews and manages Requests for Information (RFI) and submittals and maintains current documents using Hanbury’s construction document management software Autodesk Construction Cloud and Newforma and other owner platforms.
Proactively communicates with the design team to gain an understanding of the design intent and responds clearly (always on time) based upon confirmed direction from the design team. Collaborates and coordinates with the design team if an element of the work appears to not meet the construction documents.
Monitors owner and/or contractor directed changes for compliance with our basic services agreement.
Checks submittals (i.e., shop drawings and product data) to determine conformance with project contract documents, design intent, best practices, and quality expectations. Work with design team on the same.
Performs site visits up to 5 days/week, observations and inspections and prepares field reports. Additional on-site presence may be required during intense periods of advancement or critical events, milestones.
Evaluates cost-related aspects of the project and administers change orders, proposed changes, construction change directives, substitutions, time delays and payment applications in accordance with contract and project requirements and in collaboration with the design team.
Builds consensus among team members and achieve project goals by facilitating communication between Owner, Architect, Contractor, and Consultants and by maintaining current knowledge of the Owner-Architect Agreement, Owner-Contractor Agreement, Architect-Consultant Agreement, and any additional services agreements
Leads and collaborates in team meetings to discuss project issues, technical issues, and coordination with other disciplines
Responsible for preparing and/or reviewing meeting minutes and appropriate documents for consultant coordination meetings
Manages conflict effectively and encourages a healthy team environment
Fosters and maintains a collaborative professional working relationship with the owner, contractor, project team, including consultants
Coordinates project closeout process with the design team.
Qualifications: Qualifications
Accredited professional degree in Architecture, Architectural Engineering, Engineering, Construction Science, or related field preferred
Architectural Registration preferred
15+ years of experience
Sustainable design accreditation preferred; knowledge of LEED certification processes and requirements
Proficiency with architectural software such as Revit, AutoCAD, Newforma, 3D modeling software and PDF-editing software preferred
Proficiency in MS Office Suite preferred
Strong knowledge of sustainability, building systems, and integrated design guidelines
Strong knowledge of the Owner-Architect Agreement, Owner-Contractor Agreement and Architect-Consultant Agreements
Advanced knowledge of architectural building systems (mech, electrical, plumbing), accessibility guidelines and QA/QC process
Advanced knowledge of building codes and ability to research and apply/incorporate into technical documents
Experience with managing and performing duties in a fast-paced environment
Strong organizational skills and the ability to work on multiple tasks at the same time
Ability to communicate in a clear, concise, and professional manner both orally and in writing
Must have a demonstrated track record of solving field problems in real time on-site working on large-scale projects. This includes collaborating with the so that issues can be addressed effectively and efficiently brought to closure the same day or when scheduled for resolution.
Manage client expectations while working with the project team to escalate and resolve issues quickly.
