Responsible for preparing estimates by evaluating the needs of the client requirements through salesmen; analyzing estimate requests and reviewing design drawings and specifications. Gather information on labor, material time and price quotes from vendors.
Essential Duties and Responsibilities:
Accumulate labor history, maintain and update labor data sheet based on historical information.
Identify and gather information on labor, material and time by studying proposals, blueprints, specifications and related documents.
Prepare pricing to include internal labor and materials and other outsourced job costs.
Ensure cost effective alternatives are considered before design is finalized.
Obtain price quotes from approved outside vendors.
Complete timely and accurate estimates from floor plans, sketches, models, renderings, oral and written descriptions. Maintain documentation to support projected cost of project.
Maintain a directory of suppliers, contractors and subcontractors.
Meet with appropriate individuals to review design and costs.
Keep current on new technology, procedures and material to improve production and reduce costs.
Prepare commercial bid procedures for both design-build and bid-spec projects.
Review drawings, specifications and owner requirements with Project Managers and Superintendents and Salesmen.
Prepare general conditions cost and coordinates with Project Managers the monitoring process of all general conditions cost.
Assist in preparing cover letters and bid proposal, including the cost breakdown, clarifications, scope and exclusions.
Respond to all subcontractor inquiries.
Participate in start-up and closeout meetings.
Assist Project Managers with scopes of work and with the pricing of owner and subcontract change orders.
Qualifications/Requirements:
For consideration, the preferred candidate needs:
A four-year degree or equivalent combinations of technical training and/or related experience
5 years of estimating experience preferred
Conceptual estimating experience, with building related estimating software
Proficient PC skills
