WHAT YOU'LL DO:
Oversee multiple independent contractors and laborers through indirect supervision via on-site superintendents or forepersons, dividing time between office-based planning and coordination and job-site monitoring without directly performing any construction or physical work
Guarantee the highest quality product is delivered on time and within budget
Ensure the satisfaction of customers through the building experience and turnover
Effectively communicate with internal and external customers
Evaluate, monitor, and promote positive relationships with trade partners at the community level
Reinforce building schedules and adherence to the budget from the construction team
Supervise and support construction personnel in designated developments
Achievement of annual strategic goals, including starts, closings by the community, and customer satisfaction
Work with management to identify and develop future leaders; recruit, hire, and train new talent, and manage all building personnel in the field
Assist with annual budget preparation and manage field operations accordingly
Inspect and review projects to monitor compliance with building codes, safety guidelines, and other regulations
Interpret and explain plans and contract terms to administrative staff, workers, and customers
Ensure plans, product specifications, color sheets, and contracted items are adhered to and delivered to customers
Ensure that all government regulations are understood, met, and that work is in compliance
Measure and manage production reporting
Determine personnel performance requirements and regularly communicate with staff regarding their status
Assist in determining bonus goals; reviewing performance, and approving individual requests
Develop and implement a quality control program and ensure Neal’s level of expectation is met
Ensure all homes are completed in their entirety for customers and closings within the specified cycle times
Promote and lead change in assigned developments and effectively execute company policies
Responsible for the Hurricane Preparedness Plan in the field
Confer with supervisory personnel, contractors, and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems
Responsible for the company's Safety Program. Investigate damage, accidents, or delays at construction sites to ensure proper procedures are being carried out
Evaluate construction methods and determine the cost-effectiveness of plans
Compel positive and industry-leading results from the construction team

WHAT YOU BRING:
Bachelor’s degree in Construction, Business, or a related field
Minimum of 5 years of experience as a superintendent or ACM with a high-volume builder
Highly customer service-oriented, with experience in service preferred
Strong Attention to Detail
Excellent verbal and written communication skills
Ability to multitask, work independently, and meet deadlines
Thorough understanding of local and state codes and requirements
Ability to read, understand, and interpret blueprints
Comprehensive involvement with various technical aspects of construction
Excellent ability to train and mentor others
Broad use of scheduling software and the ability to create expert usage from team members
PHYSICAL REQUIREMENTS:
The ability to move safely over uneven terrain
Finger dexterity may be required to operate a computer keyboard and calculator
The ability to bend, squat, climb stairs and lift frequently
Continuous walking, standing, and moving about
Repetitive movement of hands, arms, and legs
Constantly works in outdoor weather conditions
