Job Description - Construction Project Manager - Tulsa Area
Job Summary:
We are seeking an experienced Construction Project Manager to oversee and manage our construction projects from start to finish. As a Construction Project Manager, you will be responsible for coordinating and leading all aspects of the project, including planning, budgeting, scheduling, and ensuring adherence to quality and safety standards.
Supervisory Responsibilities:
Supervises the HVAC team employees and is responsible for the supervision of projects and vendors (such as carpenters, painters, plumbers) working on property
Responsible for security of company and property keys as projects require
Follows and enforces company policies and procedures
Responsibilities and Duties:
Work with vendors, owners and community staff to ensure that all project requirements are met
Ensure projects are delivered on time and on budget
Communicate project progress periodically
Monitors contractor’s work on property for compliance
Maintain detailed records in the project management software
Inspect completion of projects
Holds quarterly safety luncheon for maintenance staff within the region
Required Skills/Abilities:
Must have a functioning smartphone for in-field app usage and work related communication.
Needs to have extensive knowledge of plumbing, electricity, HVAC, carpentry, welding, concrete work, all general construction and building maintenance
Strong written and oral communication skills, including the ability to effectively communicate with owners, managers, vendors, subcontractors and others within the organization.
Attention to detail and the ability to work independently as well as within a team environment
Must be able to work in a fast-paced environment
Excellent time management, organizational skills and ability to multi-task to meet deadlines
Ability to work under pressure in order to resolve complex issues
Must have a valid driver license reliable transportation to fulfill the job requirements
Must be able to communicate effectively with tenants, contractors, and team members in English.
Education and Experience:
3 years Project Management and 5 years residential maintenance experience required
High school diploma or equivalent required
Ability to read blueprint, building plans and repair manuals
Must be able to work on a computer to order supplies, maintain projects records, emails, etc.
Pool certification, EPA certification, HVAC certification, Fair Housing Training preferred
Physical Requirements:
Must be able to lift 50-100 pounds without assistance or supervision
Prolonged periods sitting, standing, bending and climbing
Must be able to work outside in a variety of weather conditions
Must be able to traverse property and facility and perform repairs when needed
