Job Description - Cx / QAQC Support Specialist (Mechanical &/or Electrical)

Position Overview:


The Cx / QAQC Support Specialist (Mechanical &/or Electrical) will play a crucial role in ensuring the successful commissioning of major electrical and mechanical systems across Levels 1 through 3 in data center projects. This position involves planning, executing, and validating commissioning processes to confirm that all mechanical systems are designed, installed, tested, and operate in accordance with the Owner’s Project Requirements (OPR), Basis of Design (BOD), contract specifications and industry standards. The ideal candidate will have extensive experience in mechanical and/or electrical systems commissioning, a strong understanding of data center operations, and excellent problem-solving skills.



Location:


This position is considered remote work, but it requires 100% travel to various client project sites each week as assigned. 



Level 1 – Design, Planning & Construction Inspection (L1)


Objective: Establish the foundation for commissioning by verifying design intent, pre-installation planning, and construction quality.


L1 Activities:



  • Design Review: Review drawings, specifications, and submittals for design intent and OPR/BOD alignment.

  • Commissioning Plan Development: Define roles, procedures, schedules, testing protocols, and documentation tools.

  • Factory Acceptance Testing (FAT) & Witness Testing: Confirm equipment functionality at the factory before delivery (e.g., UPS, generators, CRACs, switchgear).

  • Construction Verification: Inspect installation quality, grounding, labeling, seismic anchorage, redlines, and proper storage conditions.


 


Level 2 – Pre-Functional Testing (L2)


Objective: Ensure systems are correctly installed, configured, and ready for safe energization or startup.


L2 Activities:



  • System Coverage: Electrical – Switchgear, UPS, ATS, PDU, RPP, Generators, Panels, Distribution.

  • Pre-functional inspections: Mechanical/electrical terminations, grounding, labeling, alignment, torquing, insulation, flow paths.

  • Pre-Energization Checklists: Equipment-specific safety verifications, clearance confirmations, isolation/LOTO procedures.

  • Protective Devices & Controls: Relay setting verification, trip testing, sensor calibration, BMS/EPMS point-to-point validation.

  • Documentation Review: As-builts, start-up reports, submittals, O&M manuals, factory test data.

  • Issue Identification & Confirmation: Field observations, NCR creation, deficiency resolution, and validation of corrective actions.



Level 3 – Functional Performance Testing (L3)


Objective: Confirm systems operate as intended under normal and abnormal operating conditions and integrate correctly with control systems.


L3 Activities:



  • Operational Testing: System energization/start-up following safe commissioning protocols.

  • Load simulation (via load bank or building systems).

  • Functional and sequence of operations verification.

  • Alarm condition testing, failover behavior, and recovery sequences.

  • Testing of auto-transfer sequences, UPS bypass, generator start/load transition.



Key Responsibilities:


Commissioning Activities:



  • Develop and implement commissioning plans, schedules, and procedures for mechanical systems, including HVAC, cooling towers, chilled water systems, CRAC/CRAH units, and ventilation systems.

  • Perform pre-functional and functional performance testing to verify system performance.

  • Ensure all mechanical systems meet project specifications, design intent, and applicable standards.

  • Validate system integration and interaction with electrical and control systems.

  • Troubleshoot issues identified during commissioning and work with contractors, engineers, and other stakeholders to resolve them.


 


Documentation and Reporting:



  • Prepare and review commissioning documentation, including test scripts, checklists, MOPs, and equipment startup reports.

  • Maintain accurate records of all commissioning activities, test results, and issues.

  • Generate comprehensive commissioning reports and turnover packages for clients.


 


Collaboration and Communication:



  • Work closely with project managers, design engineers, contractors, and client representatives to coordinate commissioning activities.

  • Communicate effectively with stakeholders to provide updates, resolve issues, and ensure project goals are met.

  • Participate in project meetings, commissioning team discussions, and site inspections.


 


Quality Assurance:



  • Conduct inspections and reviews to ensure mechanical systems adhere to quality standards and best practices.

  • Identify non-conformance issues and recommend corrective actions.

  • Assist in implementing QAQC measures for mechanical systems during commissioning.


 


System Handover and Training:



  • Support the smooth handover of mechanical systems to the operations team.

  • Provide training and technical support to client personnel on system operation and maintenance.



Qualifications:


Education:



  • Bachelor’s degree in Mechanical Engineering or a related field. Equivalent experience may be considered.

  • Relevant certifications, such as Certified Commissioning Professional (CCP), ASHRAE Commissioning Process Management Professional (CPMP), or LEED Accredited Professional, are a plus.


 


Experience:



  • Minimum of 5 years of experience in mechanical systems commissioning, preferably in the data center or mission-critical facilities sector.

  • Extensive knowledge of mechanical systems, including HVAC, chilled water systems, and airflow management.

  • Familiarity with industry standards and guidelines, such as ASHRAE, SMACNA, and NFPA.


 


Skills:



  • Strong understanding of mechanical system design, installation, and operation.

  • Proficient in using commissioning and project management tools, such as Cx Alloy, Bluebeam, Procore, or similar platforms.

  • Excellent problem-solving and analytical skills.

  • Strong verbal and written communication skills.

  • Ability to work independently and collaboratively in a fast-paced environment.



Working Conditions:



  • Frequent travel to data center project sites.

  • Ability to work in construction and industrial environments, including exposure to varying temperatures and noise levels.

  • May involve extended hours during critical project phases.



Compensation:



  • $110,000 - $150,000, dependent on experience and location

  • Health Benefits: Medical, Dental, Vision, LTD/STD, Life-AD&D

  • PTO: 15 Days (prorated based on start date)
