This position has the potential to be a hybrid position with up to 50% remote work.
The Director of Land Acquisition will lead, guide and support the Land Acquisition team through identifying, analyzing and acquiring new land deals to meet business plan targets consistent with strategic plan and site selection criteria while representing and enhancing stakeholder relationships.
Duties/Responsibilities
Develops and administers land acquisition goals, objectives, and strategies.
Manage team members and align projects with applicable internal and external customers
Coordinate capital land transactions with available 1031 proceeds.
Maintain and update Acquisition and Development Process Manual
Oversee preparation of information, financial analysis, risk mitigation measures, negotiations, and purchase agreements for

fee simple transactions, easements, temporary construction easements, rights of entry and property swaps.
Prepare and negotiate letters of intent, agreements, and other related legal documents per company policy and procedures.
Lead land acquisition contract process and monitor contract compliance with internal and outside counsel.
Work with service partners and oversee the daily management of Corporate Real Estate land acquisition including appraisals, negotiations, survey, title review, environmental review, utility coordination and relocation.
Build strong relationships with internal departments such as

Engineering (Facilities, Structures, Signals, Line Expansion), Environmental, Economic Development, Finance, Tax and the various Business Units
Continually search for current and future land purchase deals using a variety of methods, including digitized software, service partners and networking with trusted relationships of a network of industry contacts including brokers, developers and landowners.
Grow land pipeline necessary to meet strategic goals

Basic Qualifications
Bachelor’s degree in business or related field required.
A minimum of 5 years of direct experience in real estate and development, strong preference for land acquisition/divestiture skills.
3+ years supervisory/leadership experience
Strong interpersonal, verbal, and written communication skills.
Ability to communicate in and participate in a multi-disciplinary environment.
Ability to communicate with and represent the Company to brokers, developers, landowners, attorneys, title and escrow agents, a wide variety of consultants, and government officials.
Ability to develop and deliver a presentation that communicates clearly and connects with an audience.
Ability to discuss and verbally summarize potentially complex issues and matters, and to facilitate negotiations and work towards a resolution, agreement, understandings.
Ability to prepare and analyze financial statements/documents, prepare acquisition packages and create/implement work plans.
Ability to translate market data to various internal audiences

Ability to multi-task and be self-directed in a fast-moving environment.
