Job Description - Director of Asset Management

The Director of Asset Management will lead the strategic oversight of a mixed portfolio of retail and multifamily properties. The company currently owns or manages approximately 500,000 sq ft of retail space and a diverse multifamily portfolio of approximately 1350 units across Tennessee. This senior role focuses on long‑term value creation, investment strategy and portfolio performance, complementing the day‑to‑day work performed by property managers.



Key Responsibilities



  • Portfolio strategy and planning: Develop and implement short‑ and long‑term asset management plans for each property. Set objectives aligned with ownership goals and benchmark performance against underwriting assumptions and budgets.


 



  • Retail portfolio oversight: Provide strategic asset management oversight for the retail portfolio, including tenant mix, lease economics, renewal strategy, vacancy exposure, co-tenancy considerations, broker coordination, capital needs, and overall property performance. Partner with property management, leasing brokers, and ownership to identify opportunities to improve NOI, strengthen tenant retention, and maximize long-term retail asset value.


 



  • Financial analysis and forecasting: Perform comprehensive pro forma modeling, sensitivity analysis and scenario planning for existing assets and new acquisitions. Track key performance indicators such as occupancy, NOI, cash flow and return on investment and provide variance analyses and recommendations.


 



  • Capital planning and reinvestment: Work with property management and ownership to identify and prioritize capital improvements. Prepare 1‑year, 5‑year and 10‑year capital plans, balancing asset preservation, tenant satisfaction and return on investment.


 



  • Thirdparty oversight: Coordinate and provide oversight with all stakeholders, professional services firms, attorneys, tax consultants and insurance brokers. Ensure that third parties adhere to management agreements and deliverables.


 



  • Transaction and leasing support: Underwrite and negotiate new leases, renewals and tenant expansions in collaboration with leasing brokers. Evaluate potential acquisitions or dispositions and advise ownership on timing and terms.


 



  • Market analysis: Conduct market and competitive analyses to inform rent pricing, repositioning strategies and investment decisions. Identify trends and opportunities within retail and multifamily sub‑markets and provide recommendations.


 



  • Team leadership, mentorship, and collaboration: Serve as a senior resource and mentor to team members involved in financial analysis, reporting, asset performance, and special projects. Provide guidance, feedback, and development support to help strengthen internal asset management capabilities. Coordinate cross-functional work with accounting, property management, leasing, and leadership to ensure accurate reporting, clear priorities, and alignment between day-to-day operations and long-term strategic objectives.


 



  • Reporting and stakeholder communication: Produce standardized monthly and quarterly reports, summarizing financial performance, capital projects, leasing activity and market conditions. Present to ownership.


 



  • Financing support: Monitor loan requirements and financing-related obligations across assigned assets, including reporting deadlines, debt service coverage thresholds, liquidity requirements, reserve requirements, covenant compliance, and other loan-related performance metrics. Proactively identify potential compliance risks, provide analysis and recommendations to leadership


 


Qualifications



  • Bachelor’s degree in finance, real estate, business or a related discipline; MBA or master’s degree preferred.

  • Minimum 5-7 years of real estate asset management experience across retail, multifamily or mixed‑use portfolios.

  • Strong analytical skills with proficiency in Excel and financial modeling software. Experience with AppFolio or similar property management systems is preferred.

  • Deep understanding of real estate finance, valuation, leasing, capital markets and debt structures.

  • Demonstrated ability to formulate and implement asset strategies that maximize long‑term value and returns.

  • Excellent communication and presentation skills; ability to distill complex analyses into clear recommendations for executives and investors.

  • Ability to travel regionally to inspect properties and attend leadership meetings (estimated 10–15 % of the time).





Physical Requirements: This role primarily requires standard office work, including sitting, computer use, and participating in meetings. The position may also require occasional regional travel and walking properties during site visits, with or without reasonable accommodation.
