The Role



Equal Access is partnering with a well-established affordable housing organization that owns and operates a substantial portfolio of affordable housing across Brooklyn. This role sits at the top of the asset management function and plays a key leadership role in overseeing portfolio performance and long-term strategy.


The Director of Asset Management is responsible for the financial, operational, and physical health of that entire portfolio, from long-term capital strategy to day-to-day accountability with property management. This is a senior leadership position with real authority and real visibility, including regular reporting to the Board.


This is not a transactional asset management role. The portfolio is not being assembled; it is being actively managed, recapitalized, and optimized for long-term mission sustainability. The person stepping into this seat needs to understand both the mechanics of affordable housing finance and the organizational complexity of a nonprofit operating at scale.


The company is looking for someone who brings genuine expertise in LIHTC structures, HUD and HPD programs, and complex multi-family finance, and who can also lead people, influence cross-functional teams, and represent the organization credibly with regulators, lenders, and syndicators.


What This Role Is, and Is Not


This role is:



  • A portfolio-level leadership position with strategic, financial, and operational scope

  • The primary internal authority on recapitalization, refinancing, and capital deployment decisions

  • A cross-functional role that works closely with Fiscal, Development, Legal, and Sustainability teams

  • The senior point of contact for external partners including HUD, HPD, HDC, lenders, and tax credit syndicators

  • A high-accountability seat with direct Board exposure


This role is NOT:



  • A deal origination or acquisitions role

  • A property management role or an oversight of day-to-day building operations

  • An entry point into affordable housing finance

  • A back-office financial reporting function


Required Experience & Traits



  • 8 to 10+ years of progressive experience in real estate asset management or development, with at least 3 to 5 years in a senior or leadership capacity

  • Deep working knowledge of LIHTC (9% and 4%), HUD programs, and complex multi-family financing structures including RAD, HPD PLP, Tax Credit Re-syndication, and FHA/Fannie/Freddie products

  • Proven experience managing portfolio-level financial modeling, cash flow projections, inter-company loan structures, and deferred developer fee strategies

  • Familiarity with Year 15 LIHTC exit strategies and construction-to-stabilization transitions

  • Expert-level proficiency in Yardi and business intelligence tools

  • Demonstrated ability to hold external partners and internal teams accountable without losing the relationships

  • A genuine commitment to affordable housing as a mission, not just an asset class

  • Bachelor's degree required; MBA, MRED, or equivalent executive-level experience strongly preferred


Key Responsibilities


Strategic Portfolio Leadership



  • Formulate and execute the long-term vision for the portfolio, including hold/sell/refinance analyses and mission-alignment reviews

  • Design and implement standardized asset management protocols, reporting models, and data-driven systems that institutionalize accountability across the portfolio

  • Lead quarterly executive asset reviews and present portfolio performance, risks, and opportunities to senior leadership and the Board of Directors


Financial Engineering & Capital Markets



  • Lead strategy for asset recapitalization and refinancing across a range of program types and capital structures

  • Direct reserve adequacy assessments and prioritize capital deployment across the portfolio to protect long-term viability

  • Manage complex cash flow projections and portfolio-level financial structuring, including inter-company loan structures and deferred developer fee recovery


Cross-Functional & External Partnership



  • Serve as the primary senior liaison for lenders, tax credit syndicators, and regulatory agencies including HUD, HPD, and HDC

  • Partner with the Development team to manage construction-to-stabilization transitions and Year 15 LIHTC exit strategies

  • Collaborate with the Sustainability team on the financial structuring of green initiatives, including solar and energy retrofits, to improve ROI and ESG outcomes


Operational Excellence & Accountability



  • Establish portfolio-wide KPIs and margin targets, and hold property management accountable for NOI growth and corrective action plans

  • Oversee the long-term capital improvement plan, ensuring major systems replacements and value-add initiatives meet ROI and quality benchmarks

  • Collaborate with Legal and Risk Management to set insurance standards and mitigation strategies across all assets


Compensation



  • Base salary: $200,000 to $240,000, depending on experience

  • Full-time, salaried position
