Job Description - Director of Commercial Construction Operations
David Nice Builders is seeking a seasoned construction executive to serve as Director of Commercial Construction Operations. This is a senior leadership role with full P&L accountability for our Commercial Division, overseeing a portfolio of private, federal, public sector, and design-build projects.
Reporting directly to the DNB President and Vice President, you will set the strategic and operational direction for the division, lead a high-performing team of project managers and superintendents, and serve as the primary steward of client relationships, project excellence, and division growth. This is a high-visibility role for a leader who thrives with autonomy, entrepreneurial ownership, and a commitment to delivering exceptional results.
Key Responsibilities
Strategic Leadership: Develop and execute the Commercial Division’s annual operating plan aligned with company growth objectives. Track KPIs, anticipate market shifts, and contribute to company-wide strategy.
Project Portfolio Oversight: Provide executive oversight on all active projects, ensuring on-time, on-budget, high-quality delivery. Chair project review meetings and serve as the escalation point for critical issues.
Design-Build Expertise: Lead early-stage budgeting, constructability reviews, pricing strategy, and client presentations for design-build opportunities.
Team Leadership & Development: Directly lead, coach, and develop project managers and field leadership. Build bench strength, conduct performance evaluations, and foster a culture of accountability, craftsmanship, integrity, and client service.
Financial & P&L Ownership: Manage the full division P&L, enforce financial controls, deliver strong margins, and partner with Finance on forecasting and reporting.
Client Relations & Business Development: Own key client relationships, drive repeat business, participate in proposals and networking, and support pursuit of federal and public sector opportunities.
Risk, Safety & Quality: Champion risk mitigation, regulatory compliance, safety culture, and rigorous quality standards across all projects.
Operational Excellence: Drive process improvements, technology adoption (Procore, Primavera, etc.), and seamless collaboration with Estimating, Pre-Construction, Finance, HR, and the Civil Division.
What You Bring (Qualifications)
Required:
15+ years of progressive commercial construction experience, including at least 5 years in senior leadership with P&L responsibility
Proven success delivering complex commercial projects across general contracting, CM-at-risk, and design-build models
Strong financial acumen and experience managing division-level profitability
Proficiency with construction software (Procore/Viewpoint, Primavera P6 or MS Project)
Preferred:
Bachelor’s or master's degree in Construction Management, Civil Engineering, Architecture, or related field
Experience with federal/public sector contracting
DBIA certification or strong design-build background
Established industry network in commercial construction
