Qualifications:
8+ years’ experience building single family homes, or 4+ years with a construction management or related degree.
4+ years’ experience in personnel supervision including hiring, firing, evaluating, & training employees.
International Code Council (ICC) National Residential Building Contractor (G13) Certification
Knowledge of the City of San Antonio building codes, permitting, and inspection process.
Proficient in Chief Architect, Microsoft Outlook, Excel, and Word.
Ability to work on multiple projects and tasks at one time.
Ability to work under pressure and meet deadlines.
Good oral and written communications skills.
Must have and maintain a clear criminal background.
Must have and maintain a good driving record and a valid Texas driver’s license.
Essential Duties:
Support Habitat’s goals, objectives, and decisions in a positive, proactive manner. Actively participate in management team meetings and activities. Provide input and make recommendations for organizational improvement whenever possible.
Keep CEO apprised of all significant issues.
Implement and ensure strict departmental adherence to Habitat policies, procedures, internal controls, and building methodology and techniques. Maintain Habitat paper and computer records and files in a neat, organized, and easily utilized manner. Ensure accuracy of construction information and reports.
Draft annual build schedule for all building models and programs (final build schedule is set by the senior management team).
Complete home construction in accordance with build schedule. Delays will happen during the build process, but keep construction team focused, positive and resolve to deliver completed homes on time without sacrificing quality or short-changing processes and procedures. Resolve issues that arise quickly before they result in major delays.
Supervision of the construction and related staff as indicated on the organizational chart including hiring, firing, evaluating, training and development, scheduling, and delegation of duties. Intentionally train Construction Manager for leadership succession within the construction department. Manage staff schedules and overtime so hours stay within budget.
Coordinate the activities and effective communication between construction staff and the various departments as needed.
Oversee all building site house construction activities from site prep and permit receipt through house completion including site staffing, workplace safety, volunteer activities, subcontractor scheduling and performance verification, overall construction quality control, etc. Resolve major site issues with sponsors and volunteers in accordance with HFHSA policies. Keep key staff informed of all site issues.
Represent Habitat and act as liaison on building related matters with various external commissions, committees, task forces, and associations.
Construction-Specific Duties:
Oversee and do the daily home construction related functions of HFHSA. The below areas may be delegated to subordinate staff, however the responsibility and accountability for accuracy, cost control, and timely completion of work remains with this position.
Analyze house plans, ensuring they contain complete construction specifications, and recommend cost effective changes or modifications as needed. Create new house plans when needed to meet specific lot or neighborhood criteria.
Ensure all construction and related permit applications are accurate and submitted timely and permits are obtained in accordance with permitting agency requirements.
Ensure necessary tools and materials are transported and securely stored and retained on site. Ensure accurate tracking of construction inventory received and used. Ensure compliance with grant requirements when applicable.
Oversee procurement and scheduling of quality subcontractors and cost-effective vendors for site services as needed and in accordance with procurement policies.
Oversee contracting with subcontractors and vendors and ensure all POs and contracts are complete and accurate, issued and executed timely, and records maintained in accordance with accounting procedures.
Review and approve invoices to authorize payment to subcontractors and vendors. Ensure subcontractors and vendors are paid only for work completed/ material provided in accordance with executed POs and contracts.
Oversee wall-panelization production activities and manufacturing.
Organize, plan, and oversee all building related special events such as Joshua Builds, groundbreaking promotional builds, etc.
Analyze budget-to-actual job cost reports addressing variances and discrepancies as needed. Process and address construction Event Reports as necessary while striving to reduce material waste and loss.
Report on all site issues not related to house building activities on a timely basis to the appropriate department manager.
Ensure walk-through and punch out work is completed on a timely basis.
Ensure completion reports and other reports are in order and submitted on a timely basis.
Investigate warranty and insurance claims, determine validity of claim, and document the outcome of the investigation. Complete warranty work that is justified correctly and quickly while minimizing disruption to the homeowner. Be sure warranty work is accurately tracked and recorded.
Coordinate maintenance and repairs of construction warehouse, vehicles, tools, and equipment as needed for exemplary function.
Perform other duties as assigned.
Physical Abilities Required:
Must have strong physical capabilities to work on an active construction site including: be able to lift and carry 50 lbs, be able to stand, walk, squat, climb stairs and ladders, and be on your feet for extended periods of the day each and every day, have good manual dexterity with fine motor control of both hands and fingers along with other physical and mental abilities that are needed to effectively manage, oversee, traverse, and work on a large scale construction site.
Requires listening to and understanding information and ideas presented through spoken words and sentences.
Must be able to read and understand information and ideas presented in writing.
Requires the ability to clearly enunciate words and orally communicate.
This position will work and oversee a variety of programs and activities so must have strong physical and mental capabilities that are needed to effectively manage, oversee, and function in both an office and field environment.
Requires the ability to function effectively in a fully tobacco-free and vape-free environment without taking tobacco or vape breaks during work time.
