Position summary:
A key member of the Bausch + Lomb Real Estate Management Team, the Director of Real Estate is responsible for developing and implementing the global real estate strategy and goals to ensure compliance to leases and contracts, maximize portfolio performance and support global real estate projects. A priority for this role is to understand and manage the lease requirements (financial and contractual) and partner with the global site leads to implement fit for purpose occupancy and sustainable facility management systems that provide safe, reliable, ae cost effective and provide employees with a positive experience.
Key responsibilities:
• Oversee B+L’s global real estate portfolio with a focus on standardizing the management of compliance, lease & occupancy planning requirements and guidelines including site branding.
• Maintain compliance and completeness to global real estate portfolio (Real Estate Listing), ensure timely execution of critical dates, meet tax, legal, finance and EHS&S requests.
• Manage corporate and field projects to strategically plan the Company's real estate interests and oversee the establishment of new facilities, the relocation of existing facilities, separation and closure as required.
• Supervise the activities of real estate brokers and other outside consultants to support multiple concurrent projects while maintaining aggressive control of budgets and schedules and contract management.
• Manage real estate transactions including site selection and terms negotiation, lease documents, purchase agreements site preparation/build-out and site exit activities, and other real estate contracts and documents.
• Demonstrate leadership, responsiveness and creativity in team development and problem solving when supporting global real estate requests.
• Works cross functionally with all business units and Real Estate teams - including assisting with coordination and interaction with Finance, Lease Admin, Occupancy Planning, Program Management, HR, Legal and Procurement. Work to develop and provide consistent practices and quality customer service.
• Oversee the staffing, performance and development of the Facilities Management staff and lead discussions with reports to establish a cascade of strong goal setting, performance reviews, career development planning and incentive/salary administration.
• Oversee the development and management of the facilities budget in support of global real estate projects and timely financial reporting including key operating metrics aligned to best practices.
Qualifications and experience:
• Bachelor’s degree in Engineering, Business Administration or relevant discipline, MBA Preferred.
• Minimum 10 years of experience in real estate and facility management either in the corporate environment, third party service provider, or as a consultant in a role with broad responsibilities including global real estate.
• Experience in negotiation, preparation, and modification of property leases and other real estate contracts and documents required.
• Experience in financial analysis, cost estimating, and cost control preferred.
• Experience in facilities environments, including commercial, manufacturing, DC, and implementing improvements to improve system reliability.
• Experience with establishing and executing an Occupancy Planning strategy, including sublease and full fit out site projects.
• Advanced project management skills and ability to effectively communicate with all levels of employees and managers.
• Experience in global matrix management organization desirable.
• Knowledge of real estate, occupancy planning, accounting, database management, vendor relationships.
