Director of Operations

We are actively in search of a capable and seasoned Director of Operations to oversee all components within the Turnkey Properties portfolio, encompassing ME3 Capital, CB Properties, and Turnkey Property Management. This pivotal role will be stationed at our offices in Little Rock and Memphis. The ideal candidate will demonstrate strong leadership skills essential for managing a team of approximately 25 individuals across both locations, along with the expertise to establish new offices in our targeted regions. Your primary role will be to serve as a key integrator, effectively translating the ownership's vision into actionable plans. Initially, your presence is expected to be 70% in Memphis and 30% in Little Rock, but this balance may shift as Little Rock expands, alongside future market responsibilities within Central Arkansas and Memphis. You will report directly to ownership and will be tasked with leading the following companies under our brand:

Turnkey Properties : Engaged in purchasing, renovating, and selling homes to investors across the US and globally, with operations in both Memphis and Little Rock. Responsible for managing 3 Project Managers. www.TurnkeyInvestProperties.com

CB Properties:

Responsible for managing 950 single-family homes in Memphis, TN. Oversight of the Director of Asset Management, Maintenance Manager, and Project Managers. Also, responsible for training our Remote Team Members. www.CBPropertiesMemphis.com

Turnkey Property Management:

Overseeing the management of 250 doors, with rapid expansion, in Little Rock, AR. Management of the Director of Property Management. www.TurnkeyPMG.com

ME3 Capital:

Providing short-term private lending services to real estate investors.

Key Responsibilities:

Ensure day-to-day operations run smoothly, efficiently, and adhere to established processes and KPIs. Analyze operational processes and identify areas for improvement.

Collaborate closely with ownership and other department managers to develop and execute the company's strategic plan, including setting long-term goals and defining business objectives.

Attend weekly Level 10 meetings facilitated by ownership to ensure accountability and address high-level issues.

Act as a liaison between different departments within the organization and between the executive team and employees, communicating company goals, policies, and initiatives.

Hold key individuals accountable and encourage performance elevation.

Participate in decision-making processes related to hiring, staffing, resource allocation, and strategic investments.

Ensure company growth is supported by high-performing team members.

Assume responsibility for all aspects falling under the company's purview and measure their performance.

Job Requirements:

5 years of operations experience.

Ideally, 5 years of experience in real estate.

Dynamic personality capable of leading a team.

High level of autonomy coupled with attention to detail.

College degree required.

Ownership of investment property preferred but not required.

Strong, likable personality with the ability to be firm yet approachable.

Proficiency in PM software such as Propertyware and Real Estate software like Podio is expected.

Ability to inspire and lead team members.
