Director of Property Management

SUMMARY

The Director of Property Management oversees the management and operations of housing programs designed to support individuals experiencing homelessness or other housing instability. The Director of Property Management is responsible for the oversight of CARES’ 42-unit housing program. The duties include, but are not limited to, Supervision of the Property Manager, property management, tenant management, rent collection, and supervision of maintenance staff. CARES of NY Inc. provides Permanent Supportive Housing to Individuals and Families in Albany County. CARES Housing strives to promote, develop, and provide supportive housing and applies innovative approaches to support individuals and families in their transition from homelessness to stable housing. 

ESSENTIAL RESPONSIBILITIES

• Directly Supervise the Housing Property Manager
• Prioritize the maintenance of the physical and aesthetic interior and exterior of all buildings.
• Align department’s annual goals and team member expectations in support of the organization’s overall goals.
• Ensure building compliance with all cities, county, and state regulations;  scheduling and providing oversight of inspections. 
• Oversee a database for repairs and maintenance requests and completion of requests.
• Develop an organized plan for delegated activities across the property management team.
• Communicate with the Housing Director regarding any tenant concerns, including but not limited to any potential lease violation. 
• Complete rent calculations and set rental prices for all units. 
• Work with the Housing Director to address rent arrears issues. 
• Oversee the rent ledger.
• Understands all aspects of contract requirements and communicates this understanding to staff.
• Maintain compliance with funding guidelines, complete required reports, and coordinate audits.
• Works with a diverse population. 

EXPERIENCE

Experience in property management, preferably in affordable or supportive housing

EDUCATION 

Bachelor’s degree

• Strong leadership, financial management, and compliance expertise.
• Knowledge of HUD regulations and permanent supportive housing models.
• A passion to work with communities to prevent and end homelessness. 
• Excellent verbal and written communication skills and rapport-building skills required.  
• Excellent organizational skills, strong attention to detail, and a high level of integrity and confidentiality are required. 
• Creativity and demonstrated problem-solving ability required.  
• Proficiency in word processing, desktop publishing, creating spreadsheets, proofreading, and data compilation is required.  
• NYS driver’s license required.

LOCATION

Albany, NY

WORK WEEK

Full-time role, 40 hours per week. Monday through Friday with flexible hours between 7:30am-6:00pm
