Summary of Role
Three Sixty Real Estate Solutions is seeking a dynamic and experienced Director of Property Management to oversee and manage the daily operations of our property management portfolio. The ideal candidate will have a strong background in property management, operations, and leadership. This role is critical to ensuring the efficient and effective management of our properties, enhancing tenant satisfaction, and driving overall business performance as a member of the leadership team.

Key Responsibilities
Operational Management:
Oversee the day-to-day operations of all properties within the portfolio, including serving as an on-call resource.
Ensure properties are maintained to the highest standards, addressing maintenance and operational issues promptly.
Develop and implement operational policies and procedures to enhance efficiency and service delivery.
Team Leadership:
Lead, mentor, and manage a team of property managers, maintenance staff, and operational personnel.
Overseeing the regular performance evaluation process, providing ongoing training and development opportunities.
Foster a positive and collaborative work environment.
Financial Management:
In collaboration with the operational team, develop and manage annual budgets for each property, ensuring financial performance aligns with company goals.
Monitor and control operational expenses, maximizing profitability and net operating income.
Review and present financial reports to theleadership team.
Client Relations:
Maintain and strengthen relationships with asset managers.
Participate in regular updates and reporting to asset managers on the performance of the properties.
Address asset manager concerns and ensure their satisfaction with management services.
Regulatory Compliance:
Ensure compliance with all local, state, and federal regulations related to property management.
Stay informed about industry trends and changes in legislation affecting property management operations.
Implement and enforce safety and security protocols.
Strategic Planning:
Collaborate with the leadership team to develop and execute long-term strategies for portfolio growth and improvement.
Identify opportunities for operational enhancements and cost savings.
Drive initiatives to improve property performance and tenant satisfaction.
Qualifications:
Bachelor’s degree in Business Administration, Real Estate, Property Management, or a related field.
Minimum of 7-10 years of experience in operations, with at least 5 years in property management.
Strong understanding of property management operations, financial management, and tenant relations.
Excellent leadership, communication, and interpersonal skills.
Proven ability to develop and implement operational policies and procedures.
Proficient in property management software and Microsoft Office Suite.
Knowledge of local, state, and federal property management regulations.
Strong problem-solving skills and the ability to make sound decisions under pressure.
Physical Demands
Must be able to lift 75 pounds
Must have a valid driver’s license and proof of insurance
