Job Description - Director of Real Estate, Facilities & Construction


We are looking for a Director of Real Estate, Facilities & Construction who will lead and oversee all real estate, facilities management, and construction functions across PCRK Group’s expanding footprint. This individual will drive site strategy, ensure operational excellence in facility upkeep, lead capital improvement projects, and maintain strong relationships with brokers, landlords, and vendors. The role requires a highly organized, strategic thinker with exceptional negotiation, project management, and leadership skills.

Responsibilities:

• Manage all real estate activity including site selection, lease negotiations, renewals, relocations, and dispositions.

• Build and maintain strong relationships with commercial brokers, landlords, and real estate partners.

• Lead and coordinate biweekly Real Estate Committee meetings, providing updates, insights, and recommendations.

• Ensure all real estate activities are accurately tracked and managed within Leasecake software.

• Oversee preventative maintenance, repairs, and capital improvement projects across the spa portfolio, cultivating local vendors and resources for general maintenance at locations.

• Develop vendor partnerships and manage performance to ensure quality, cost efficiency, and timely delivery.

• Ability to negotiate all lease renewals with a focus on tenant improvement dollars to offset renewal costs. 

• Proficient in utilizing spreadsheets for meticulous cost tracking and analysis throughout the construction lifecycle.

• Implement processes to minimize spa disruptions and maximize operational uptime.

• Lead new spa construction, remodels, and expansion projects from concept to completion; lead projects in a general contractor capacity. 

• Establish timelines, budgets, and milestones, ensuring projects are delivered on time and within scope.

• Collaborate with internal leadership and external partners to align on design standards, branding, and operational needs.

• Partner closely with spa operators, field leadership, and the executive team to support strategic growth and facility excellence.

• Act as the primary liaison between operations, finance, landlords, vendors, and contractors.

• Provide regular reporting, insights, and recommendations to senior leadership.

• Other duties as assigned.


Requirements

• Bachelor’s degree in real estate, Business, Construction Management, or related field 

• 7+ years of experience in real estate, facilities, and construction management, ideally in multi-unit retail, hospitality, or franchise environments.

• Strong expertise in project management, lease negotiations, and vendor/contractor oversight.

• Proven ability to manage commercial real estate relationships and drive favorable outcomes.

• Experience with Leasecake software or similar lease/facilities management platforms.

• Exceptional negotiation, communication, and leadership skills.

• Ability to travel as needed.

• Ability to work across multiple time zones; availability on nights/weekends for emergencies
