What You’ll Do:

With sound industry knowledge, the Director, Urban High-Rise Community Management is responsible for leading the performance of a portfolio of high-rise HOA communities, mixed use development in major metropolitan markets (e.g., Los Angeles, Orange County, San Diego). This role provides strategic oversight of governance, operations, financial performance, resident experience, and vendor execution while serving as a senior advisor and escalation point to Boards of Directors. The Director, Urban High-Rise is accountable for client retention, operational excellence, and revenue growth through disciplined portfolio management and strong leadership of community management teams.

Portfolio Leadership

  • Provide oversight for a portfolio of urban high-rise HOA communities, ensuring consistent execution of operational and service standards.
  • Monitor performance trends, identify risk indicators, and implement strategies to strengthen community outcomes.

Board Governance & Client Partnership

  • Serve as the senior escalation point and trusted advisor to Boards of Directors and key stakeholders.
  • Guide Boards on governance best practices, policy implementation, and long-range planning while ensuring alignment with governing documents and regulatory requirements.

High-Rise Operations & Risk Oversight

  • Provide oversight of complex high-rise building operations, including life-safety systems, access control, elevators, mechanical systems, and critical vendor performance.
  • Ensure emergency preparedness, escalation protocols, and risk mitigation strategies are consistently implemented.

Financial Performance & Business Management

  • Oversee annual budget planning, reserve strategy alignment, and financial reporting across assigned communities.
  • Monitor financial performance trends, support assessment planning, and ensure cost controls and operational efficiency.

Capital Projects & Vendor Strategy

  • Provide leadership oversight for major capital improvement projects, ensuring scope alignment, vendor accountability, and resident communication planning.
  • Lead vendor strategy including contract negotiations, renewals, competitive bid processes, and service performance evaluation.

Client Retention & Revenue Growth

  • Drive retention strategy by monitoring portfolio health indicators and proactively addressing issues impacting Board confidence.
  • Support revenue growth by identifying fee optimization opportunities, supporting new community onboarding, and partnering with leadership on business growth initiatives.

Leadership & Talent Development

  • Lead, coach, and develop General Managers to drive accountability, improve performance, and strengthen succession readiness.
  • Establish clear expectations, performance standards, and training priorities aligned with high-rise operational demands.

Compliance & Cross-Functional Partnership

  • Ensure compliance with governing documents, California HOA requirements, and internal company standards.
  • Partner with Finance, Legal, Maintenance/Engineering, HR, and Executive Leadership to resolve escalations and drive performance outcomes.

Working Environment:

  • Hybrid, may work out of the Los Angeles or San Diego regional offices
  • May require work outside of a traditional Monday – Friday work week and outside of traditional business hours
  • Office setting when not traveling to various locations

Requirements

What You Bring:

  • PCAM and CPM certified desired
  • 10+ years of HOA industry experience.
  • At least 5 years of progressive HOA leadership experience (General Manager or higher)
  • Demonstrated success managing complex Board relationships, high-rise operations and mixed-use communities.
  • Strong financial acumen and contract management expertise
  • In-depth experience with staff management, project management, budget management and strategic goal development.
  • Comprehensive knowledge of management practices, accounting procedures, personnel practices, Association CC&Rs and Bylaws, inventory and procurement, contract relations, association maintenance and safety practices.
  • Strong analytical, problem-solving, and creative thinking skills are a must.
  • Excellent, effective, and diplomatic verbal and written communication skills.
  • Familiarity with CINC or other software used in the HOA industry
  • Strong financial background with substantial experience in budget development.
  • Proficient in Microsoft Word, Excel, Outlook, and PowerPoint.

License Required:

Valid Driver’s License and State mandated vehicle insurance.

  • Capability to remain stationary position (sitting or standing) during extended work sessions, property tours and presentations.
  • Ability to operate standard office equipment, including computers
  • Ability to travel between properties and offices (locally and regionally) as required for portfolio oversight.
