Position Summary / Expectation:

The Dispositions Specialist is a team player with a primary emphasis on investor dispositions and a secondary focus on retail MLS sales. They manage investor dispositions from pipeline through closing while coordinating all preparation needed for effective MLS listings they are assigned. This hybrid role combines the negotiation, relationship management, and deal analysis of Investor Sales with the pricing strategy, listing preparation, and contract coordination of Retail Sales.

The Dispositions Specialist evaluates property opportunities, matches assets with qualified buyers, prepares and manages off market and MLS listings, sets investor buyer appointments for the Investor Sales Specialist, manages offers, and ensures smooth closings across all sales channels. This role requires strong communication skills, the ability to manage multiple pipelines, and a deep understanding of both investor needs and retail market dynamics.

An active Illinois real estate license is required and obtained via the company training/onboarding program. The Specialist must consistently embody and display the Company core values: Integrity ~ Commitment ~ Humility ~ Growth.

Key Responsibilities

Investor Dispositions:

• Investor Relations: Build and maintain strong relationships with flippers, landlords, and real estate investors by understanding their investment strategies and criteria.


• Deal Execution: Present properties, negotiate offers, and guide investors through the buying process to ensure efficient and profitable outcomes.


• Portfolio Support: Match available inventory with investor goals and cultivate repeat business through consistent, strategic follow-up.


• Database Expansion: Grow the investor buyer list through networking, event participation, referrals, and targeted outreach.

Retail Dispositions:

• MLS Preparation & Listing: Oversee MLS-listed properties, including pricing, asset scoring, listing creation, and market positioning to maximize value.


• Property Readiness: Coordinate listing prep — photos, signage, lockboxes, presentation, and required documentation — ensuring each asset is market-ready.


• Communication: Respond promptly to buyer and agent inquiries while maintaining professional and collaborative relationships throughout the process.


• Offer & Contract Management: Review offers, coordinate offers, documents, and timelines to ensure smooth progress from listing to closing.


• Market Insight: Use comps and real-time market data to determine competitive listing strategies with the asset management team, construction and design team, and property management team, to match and/or exceed company targets for price margins and timeframes.

Qualifications

• Active Illinois real estate license (or willingness to obtain on an agreed timeline).


• Strong negotiation and communication skills.


• Proficiency with comparative market analysis (CMA), asset evaluation, and deal analysis.


• Familiarity with MLS systems, retail market trends, and investor buying patterns.


• Ability to manage multiple sales channels with accuracy, professionalism, and responsiveness.
