We are seeking a Due Diligence (DD) Coordinator to join our growing team. This is a key role that supports the acquisitions and dispositions process by managing all documentation, data, and systems related to due diligence. The ideal candidate is highly detail-oriented, resourceful, and independent, with a proven background in commercial real estate transactions and due diligence.
This role will be highly collaborative with all teams, including Finance, Accounting, Acquisitions, Underwriting, Asset Management, and Legal.
The successful candidate will demonstrate the ability to manage the full due diligence lifecycle for commercial real estate transactions, including but not limited to:
- Collect, review, and validate rent rolls, operating statements, tax bills, CAM reconciliations, and lease abstracts.
- Identify discrepancies or risks that may impact underwriting or valuation.
- Summarize financial data into clear reports for leadership and underwriting teams.
- Coordinate and review environmental reports (Phase I & II), property condition assessments (PCAs), engineering reports, zoning reports, and surveys.
- Manage title commitments, exceptions, and closing requirements with counsel.
- Track and file all PSA deliverables, amendments, and compliance items.
- Conduct comprehensive reviews of inspection reports, service contracts, utility data, permits, licenses, and insurance certificates.
- Evaluate zoning compliance, use restrictions, and local municipal requirements.
- Ensure property-level information is accurately captured in transaction files and reported to leadership.
- Analyze third-party documents and industry research, focusing on asset condition, operational performance, legal considerations, and financial underwriting impacts.
- Highlight risks or red flags early and provide recommendations for resolution or retrade.
- Present findings in clear, organized reports for Legal, Finance, and management.
- Manage the end-to-end due diligence process for both acquisitions and dispositions.
- Maintain meticulous filing systems to ensure documentation is accurate, accessible, and traceable.
- Drive transaction checklists, timelines, and reporting to ensure leadership is consistently informed.
- Maintain and update public disposition folders with property-level reports for buyers and brokers.
- Report to Legal on PSA management, third-party reports, title/transaction oversight, and filings.
- Report to the CFO on financial due diligence, underwriting support, and management reporting packages.
- Maintain and update Monday.com boards and keep transaction-specific communication channels current with weekly updates.
- Communicate with brokers and buyers regarding offers received on properties; document and file offers in Monday.com; and summarize offers for leadership review.
- Proactively improve or create processes to enhance efficiency in documentation, filing, and transaction management.
- Minimum 3–5 years of experience in commercial real estate due diligence, acquisitions/dispositions, or transaction management.
- Strong knowledge of real estate due diligence processes (financial, environmental, legal, operational).
- Highly motivated, independent professional who thrives in fast-paced, unstructured environments.
- Exceptional organizational skills with proven ability to maintain airtight filing/documentation systems.
- Strong proficiency in Microsoft 365 Suite, Monday.com, and experience with property management and accounting software platforms.
- Ability to work across multiple systems simultaneously with advanced technology skills.
- Strong communication and interpersonal skills; able to coordinate effectively with internal and external stakeholders.
- Resourceful, adaptable, and process-driven, with the ability to create and improve workflows.
- Must be based in Las Vegas, Nevada and able to work on-site.
