Summary:
This position will be responsible for maintaining the general condition of the campus with regards to all aspects of basic electrical, carpentry, plumbing, mechanical and painting tasks. Complete maintenance request work orders from Director of Engineering in a timely manner. Participate in the preventive maintenance program for all building equipment. Complete other special task assigned periodically by the Director of Engineering. This position requires consistent adherence to policies and procedures of the department as outlined in Lynn University standard operating procedures and the engineering department standard operating procedures.Job Description:
Essential duties and responsibilities
Perform preventive maintenance on all building common area hardware as scheduled, this requires the individual to visually inspect and detect items needing repair and requires knowledge of a wide variety of maintenance trade.
Receive daily work order assignments from the department head and through the automated work order system.
Respond to maintenance calls and opportunities in a positive and polite manner.
Ensure all mechanical calls are attended to in a timely manner, while still maintaining quality craftmenship.
Make rounds by inspecting assigned areas through digital checklist and note any information needed for concerns in the buildings.
Perform hardware work; repair or replacement of, door, lever, blinds, drawers,cylinder, minor carpentry if needed, ect.
Perform minor electrical work orders if needed: replace outlets, reset breakers, replace ballasts,use test equipment: voltage tester, amp meter ect.
Perform minor plumbing work orders: unclog drain lines, repair or replace valves, replace gasket, valves, vacuum breaker.
Think quickly and act appropriate in emergency situation and follow all emergency response procedures.
Ensure jobsite is clean and orderly after the completion of all jobs.
Perform well under pressure situations, time demands, and work overtime as needed and as requested by department head.
Report major repair and safety concerns to the department head or any senior campus leader as applicable.
Required knowledge, skills, and abilities
Basic working knowledge of building maintenance, electrical, plumbing, and HVAC.
Ability to push, pull, grasp lift or carry supplies weighting up to 100 lbs.
Ability to communicate effectively.
Able to provide communication and direction.
Able to perform job function with attention to detail.
Able to prioritize task functions.
Able to think clearly, remain calm and resolve unexpected issues using sound judgment.
Able to follow direction thoroughly.

Able to reach overhead and below the knees, including bending, twisting, pulling and stopping.
Able to communicate with employee, managers, subordinate, residence and guest through verbal communication, hearing ability, and visual acuity.
Able to adapt to moderate temperature through the property.
Able to work outdoors for long periods of time.
Minimum qualifications
High school Diploma or equivalent.
One year minimum as general maintenance engineer.
